14 days later: 

I am sorry   I cannot get involved in an offer that you feel is too low. You already accepted it?  Why did you accept the offer if you feel its low?   They forced you?   Uhhuh ...

when you are not happy with the communication you have with your agent  speak up.   Better you should interview a few agents and get an understanding or our ability to answer your questions.

When I get these types of calls, I suggest they talk to the Broker, unfortunately, sometimes the agent is the Broker.  If you still do not get results, talk to a Real Estate attorney.

Very interesting topic. I was reading Tracy's, #72, and, also, had to deal with an agent who would not communicate via email, only phone calls. I keep a daily log on all transactions/communication throughout each day. The seller, too, was upset about the sale price and withheld all of the home's warranties but is willing to 'sell' to my buyer.  Sorry, the house didn't appraise; it' has nothing to do with the buyer.

Very interesting post! It is usually the indecisive people that like to put the blame on others. When dealing with buyers and sellers, I always make it a point to educate them and leave the decision up to them. I just hate it when they ask me to decide for them. Aloha!

They probably weren't "forced" or coerced to sign anything.  Many people just can't say "no"; they're not particularly assertive.  And there are many people who want to "please" others by agreeing to their suggestions and with their advice.

So, when people like that "agree" to do this or that (when they really didn't want to), they feel angry with themselves.  But that doesn't feel good.  So, they cast about to place blame for their bad feelings about what THEY'VE done.

I grant you that there may be agents and other persons involved in sales who can identify less assertive people and take advantage of their psychology to get them to sign on the dotted line.  But I also feel that there are salespersons and agents who really believe that the customer or client truly WANTS to go forward, and are horrified and confused when the client demonstrates an antipathy towards them or the process on down the road just because they couldn't say "no".

One of my clients felt they were getting way too little for their property. The son even followed the appraiser around trying to tell him all the upgrades and high end materials used. What did the appraiser come back with? About 1% over the sales price, not the 30% over that they thought they should get. That was my listing from hell, but got it done. Oh, and THEN the market crashed. Now it's worth 20% less than they sold it for if not more.

Wow!  Lots of comments for you on this one.  I'm sure everyone of us has had someone like this at one point in time or another.  It's always amazing how people think we can "help" when they are working with another agent.  Sounds like the agent wasn't communicating with him either.  Great blog!

One called to ask   If they searched and found you online for a second opinion of what their agent ( they felt) wasn't doing correctly....

Why didn't they call you first to list their property?

I'll be careful to blame anything on a client. There is a tendency amongst real estate "professionals" to put their clients down, in the real world we have to work with, communicate with and get along with all sorts - it's called work.

I hear so many times that "buyers are liars"... and I have heard far worse... sometimes simply because the client is trying to get some clarification and the explanation given is not in clear English...

Seller's remorse....  Much less common than buyer's remorse, and usually only happens when their real estate agent sells their home too quickly.
