In our society we often view LAST as a really bad thing.  The Olympic marathon runner that trains their entire life just to see the backside of all the other runners?  The Tour de France biker that comes wobbling in a half hour after all the other cyclists?  But in our business, the business of helping buyers and sellers of Warren County homes, we WANT to be LAST!

Michael, It's worked well for us assuming someone didn't convince them to cancel the appointment first.  We had that happen over the July 4th weekend, although they claimed "postponing", but the next thing you see is they switched from the FSBO listing service to another agent so it wasn't hard to put two and two together.  Just wish they'd been honest about the canceling, or at least taken the opportunity to hear us out first.

Bill, We haven't really had that, but we've had the "listing interview" that later becomes obvious was just to pick our brain so they could use a less experienced agent that was probably a friend/relative.

I used to hand out a brochure that read "Call Me Last-- You'll Be Glad You Did!".  I figured it would cement them to me after hearing all the stuff other agents said.  I got to answer questions that they thought of after all the other agents were gone.

Liz and Bill - Pulte has always had that motto - that they want to be the builders for people from 'cradle to grave' I'm not quite sure if they emphasize that 'grave' part now that they build in age-restricted/Sun City communities but in general, it is indeed what we all try to stress. We can't be all to all people, but I'm sure that you two really work hard for your folks and their kids and those kids and those kids :-)

Gary, That's one of the things we have to take care to address when we're not the last interviewed.  We always stress to call and ask if the other agents seem to do something we don't.  Just may turn out that we do, or it just got forgotten between appointments.

Liz and Bill, Wanting to be their last agent is clever and attention-getting marketing and could be used as a catchy Tag Line.  I like checking the MLS listing history to see if the listing agent was also the seller's agent when they purchase the home. Often, it's not.

Lloyd, I've done the same MLS check and it seems pretty rare to actually see the repeat of the agent name.  I wonder if it was because they were unhappy with their buyer's agent, or they didn't stay in contact, or think they don't list houses also?  Or maybe they decide someone else is a neighborhood expert and go that path.
