The simple answer to this question is YES. Yes you can list your home high and just test the Fort Wayne real estate market.
The smart answer (in my humble opinion) is NO.
Amanda and I went to a listing appointment recently. We arrived, met the sellers, and toured the home. It was a beautiful home in a very nice subdivision in Northwest Allen County.
As we sat down to discuss our marketing plan and the real estate market, the seller went right to price.
"I'm thinking that we should list the home for $300,000. Let's test the market. Let's see what happens! What do you think?"
Well, we thought knew that $300,000 was WAY too high for the home in that area. Our market analysis and knowledge of the area showed that the home should sell in the $225,000 range. We recommended a list price in the $240,000 range.
The seller again said that he wanted to start at $300,000, just to see what will happen over the 6 month contract. We broke down exactly what will happen if we list it at $300,000.
1. It won't sell at that price. (Of course we showed him the market and explained why.)
2. It won't get shown. (Other Realtors will see just how high it's priced and realize the seller isn't realistic.)
3. The sellers will get impatient because it's not being shown. (They they'll start harping on us for not selling their home.)
4. If, for some reason, a Realtor was dumb enough inclined to write an offer anywhere close to $300,000, it would never appraise. (Appraisers see the same market that we do, and this is a common home in a common subdivision.)
5. After our 6 month contract is up and we've had zero showings, the seller will then realize that it's over priced. He will then call another Realtor (because we couldn't get the job done) and will then price it where it needs to be priced. Then it will sell.
We left the listing appointment on good terms, but we didn't get the listing. That's okay with us. We'll re-visit this seller at the end of his current 6 month contract with the Realtor that did list it for $300,000. Maybe he'll listen to us then. :)
