The not so good news first... sales were down over last month, but the 19 closings in August on lake Sinclair did equal the number we had in August of last year and it's still a pretty decent rate. Right now that puts us at an 18 month supply, well down from a few months ago when we had a 36 month supply. And in further good news in looking at total sales from January to August of this year and the past three years it look like this
January to August 2010 66 sold
January to August 2011 71 sold
January to August 2012 110 sold
January to August 2013 117 sold
So we're seeing an increase, slow increase, but still an increase that I hope we can maintain through the end of the year. Based on the fact there are currently 29 Lake Sinclair properties pending I have high hopes the numbers will stay good through the end of the year.
The average prices are pretty flat, but holding steady with a less than $2000. increase over last month to $270,200. Well below 4 years ago when they were consistantly over $300,000. The good news is that some higher priced inventory has been moving. We finally have some buyers in the market purchasing over $400,000 with the average being held down by some less expensive sales which are still including (less) some foreclosures. And steady prices are much better than previous years where we were facing some pretty bad price declines.
Well down from the four year high we find ourselves at 185 days on the market average. Still three times higher than what is considered a normal market. But with the high amount of inventory we have, I think it's pretty decent. We have some homes that have lingered on the market for 3 or more years. We're going to have to get those sold before these numbers won't be affected negatively.
