Buying a Home in L.A.? Don't Use an Online Lender

If you are a first-time homebuyer and have started the process of buying a home in Los Angeles you may have been tempted to find a lender online. This would probably be because you have not yet talked to a Los Angeles Realtor® who would be advising you on the path to take.

A huge part of the escrow process, in fact the major part, is acquiring the loan. It is difficult enough under normal circumstances without havingDon't Use an Online Lender When Buying a Home in L.A.
 to deal with someone across the country who is not familiar with the local market. And we Realtors® need to be able to interact with the lender throughout the process, as does the escrow company. You may get a great rate from an online mortgage company but that means nothing if you cannot close the loan.

Another point to consider is when you make your offer, the listing agent is not going to take a pre-approval from an online lender seriously, especially when others are using a local lender or paying cash.

Having a lender at the very least in your State is the best way to go.  They know the appraisers and can generally get them out to the property as soon as possible. They know the local conditions and may have experience with a particular building in which you are interested. And communication is key. Case in point, I left a message for an online lender a day ago and still have not received a call back.

Buying a home in Los Angeles, or anywhere else is a team effort and a matter of personal connections and strong communication.

Oh, those online lenders are a joke.  I don't know what it wrong with buyers not using their agent for a referral.  I've had nothing but bad news from buyers going with on-line lenders.  Real bait 'n switch stories!

Do you really want to give your most valuable information to someone you not looking at face to face.... If they have all your information you owe it to yourself and they owe it to you to have a means to find them....l there is to much risk and possibility of fraud giving that kind of information to someone over the internet... Common sense will go a long way in this life if used properly.

Jane, most new buyers or buyers in general don't quite get how important it is to use a local lender where you can walk through a door and actually talk to someone.  I still haven't had a good experience with an online lender.

Nor in the San Francisco area. The seller just turned down an offer in a multiple offer situation because an online lender was involved.

AMEN, Jane -my last listing almost went askew because of an online AND out of state lender the home buyer had found. I had to email and  find some phone#'s and make far too many phone calls and I was on the listing side. NEVER AGAIN!!!!

I'm always a little leery about online lenders but have had a successful closing with clients who chose that route.  I don't like to recommend one though.  I always try to get them connected with a Hawaii lender for the best results.

Well Yes, I would have to agree, but also for just about anywhere in the us ....you need someone to go over the basics with, on-line lenders typically promise you the world...and tell you about the fine details later...with so many great lending companies making LA their home base, people can just look outside their window to find a good mortgage consultant! Hey Jenn you nailed it on this one. I cant tell you how many times I get asked... I see rates in the 2's online why are yours higher.

My response is always... my rates are real and legit and you will close on these if you want to chase rainbows let me know how that works out for you as I cant overcome someone elses lie you may need to find that out the hard way. If this was real we ALL would be offering it!!!

Melissa,  it really makes no sense not to do local, but people think they are getting a better deal online.

Jane - Home buyers should definitely contact a local lender, as you mentioned a lot of sellers and their agents won't take an online approval seriously.
