Should I Show My Property During the Holidays?

Buyers Are Actively Looking

If a property is listed for sale, buyers are still looking even more aggressively today than years past. Gone are the days when everyone takes time off. When it comes to INTERNET, IPad, Resources & Research consumers are looking on the plane, train, trails, in their homes, cars, trucks, restaurants, SPAS, on the beach, in a hotel, and they are driving their cars around the neighborhoods to see for themselves properties for sale. Holidays are the best time because most people have more time to travel. Shopping for houses doesn't stop just because of holidays - it IS a virtual reality.

 

What is the Buyer's Expectation for Showings

When a buyer is ready, willing and able to buy, their time is of the essence that causes a REALTOR® to respond immediately to their request. If they can't get an answer from their REALTOR® or a live person from the Real Estate sign, they will keep calling anyone and everyone to see that property. To the consumer, their need is urgent.

 


What Buyers Don't Want

1) Buyers don't want to be put off.

2) Buyers don't want to wait while the owner is still not ready.

3) Buyers don't want to be greeted by pets.

4) Buyers don't want to be greeted by an unsupervised child.

4) Buyers do not want to hear an alarm go off when it wasn't disclosed.

5) Buyers don't want to be turned away at the last minute.

6) Buyers don't want beautiful pictures; then find something different.

7) Buyers don't want misrepresentation and false advertising.

8) Buyers don't want to wait for Seller's Disclosure & other information.

9) Buyers don't want to wait!

 

What Do Buyers Want?

1) Buyers want to know what is advertised for sale, IS for sale.

2) Buyers want to know they can come in at their scheduled time.

3) Buyers want to know they can walk freely without clutter.

4) Buyers want to walk without being followed by pets.

5) Buyers want to open a cabinet drawer without it falling off.

6) Buyers want to walk the yards without walking in pet droppings.

7) Buyers want to imagine how their lifestyle would fit into the house.

8) Buyers want to buy a house, not a museum of collectibles.

9) Buyers want to see the house; not visit with the owners or pets.

 

Buying and selling is an art and a science. Today's consumers are savvy and sophisticated. There is more information available today than ever before in history. Sellers need to get out of their comfort zone. When the home is for sale, the best advice I can give you is this:

 

1) DETACH

2) DECLUTTER

3) STAY UNEMOTIONAL

3) STAY OUT

4) BE READY

5) BE PREPARED

Of course you should [show your property during the holidays]! I showed yesterday until 4pm, and writing contract on one. Mind you they are from out-of-state, getting transferred to beautiful Arizona, and staying in at their hotel is not as much fun as buying their new Chandler home.

Great points... but I am of the school of thought that there is no need to agree to show one's home on Christmas Eve and Christmas Day (Easter Day, Thanksgiving Day, etc.). Some days should remain sacrosanct.

Most buyers will be more patient during the holidays, depending on when they need to move.  Most sellers recognize the importance of allowing as many eyes into their home as possible, especially during the holidays as these buyers are the most serious kind.  I think we all need to draw the line at working on Christmas and if I have a buyer that demands to see an occupied home, I am not the agent for them.  Merry Christmas.

Nicely done. I am thankful that I've never had to work on Christmas Eve or Christmas Day in real estate, but I know that buyers looking at this time of year are always serious.

As a listing agent I tell my sellers all the do not's and as a buyers agent I sometimes have to help the buyers see past your list of don't :O)

Buyers who are out in our area at this time of year, braving the cold and snow, are definitely determined to purchase!  Serious buyers want a seriously available home -- so the holidays are a perfect time to show a house.

This is great advise and so true. Holiday or not the show must go on! Although this may be ruff on the seller, this is what needs to be done no matter the season if they are serious about selling.

Great advice! I love the "unsupervised child" reference. We had an issue with that on Friday when I was trying to show a package of duplexes that the listing agent had scheduled all of the appointments for. We gave him notice on Monday for a Friday showing.
