My First Home Purchase

   1989, after several years of traveling the country working for the US Forest Service, we had just had our third child, I had started my forestry consulting firm a few months earlier, and now it was time to really settle down and buy a home.

 I didn’t think that I could afford to buy a home, until I got the final "why not" message from an unlikely source.  I had just hired a part time assistant who had been on welfare since she started having children in high school, and she told me that she was a homeowner, and how she had accomplished it.  My next question to myself was, if she can do it with very little income, then why can’t two highly educated professionals like my wife and I do it?  This led me to start getting serious about achieving my dream of being a homeowner.

   Once a dream is announced, it’s inevitable that it will be achieved.

   A few months later my wife got a new teaching job at a nearby Catholic school, I was dropping her off there one Saturday morning when I met the janitor.  I happened to mention to him that I was hoping to buy a home nearby, hopefully something with some acreage, he mentioned that he had a place that he would like to sell.

   He had a 118 acre old rocky farm with an old farmhouse that he thought was ready to tear down.

   I was in love, this land was too rocky to plant crops but perfect to plant trees on, and the house was something that I could fix!

  And I could afford the $30k asking price.

   My in laws were not impressed with what they referred to as a "hunting shack", but they did loan me the last $800 that I needed for a down payment and dedicated dozens of weekends and thousands in building supplies to turning the old farmhouse into a home that their grandchildren could live in.

   I still own that old farm, and my family and I lived in it for over a decade before upgrading to a nicer home.  Over the years that old farm not only raised a lot of trees, dogs and kids, it also paid for itself several times over by selling off slivers to other people who wanted a place in the country.

   I would like to thank the many people who aided me in this first investment of many in the real estate world, not the least of these is my old assistant who showed me that anybody can buy a home, all that it really takes is the realization that, you can if you try.

What a great post....and you are right...sometimes where there is a will, there is a way.  I will also suggest this.  You deserve it for a great post.

Bob, great story, reminds me when I bought my first home. We were in love and only 21 and 22 and just out looking for a dog. I asked the home owner and they were selling everything, they called their realtor the next day when I didn't know what I was saying that we would like to purchase their house. This purchase is another reason why I wanted to get into Realestate to help first time home buyers. The realtor called me and at that time they didn't include the wife working or not, all the income depended on me. We were saving money so we were lucky for the fees. At that time you could assume a loan, of course the interest was over twelve percent, but the price of the houses were cheaper too. This was a newer four bed two bath, two car garage approx 1500 SF on a corner lot for get ready for this only $29,000.00. But then I was making less than five dollars an hour, and thought I was dreaming, fortunately we put the deal together. The seller really wanted us kids to have the house. As soon as the offer was made the agent went to Europe leaving all the closing to me and the seller. We lived in the house for five years making some improvements. I had a similar situation when we sold the house, oh by the way before moving in we had a wedding on us since my wife's parents were deceased, another experience. We found another home and the agent we listed was the buyers agent since we told the agent about our new home we wanted to buy. The agent pulled a fast one, one of the agents bought the house and had us carry the second which wasn't an issue but the listing agent told us we could only get so much but would make some money on the carry. As it turned up the other agent only used the carry for two months and paid us off. Now the listing agent made full commission and full commission as the selling agent, my wife, and new contractor who built our home did more work to secure the transaction than the agent. I made sure no one would get this type of poor representation I received... I learned a lot. Sorry for the rant, have a great weekend and Happy Easter.

My first house was built. I bought an acre lot we had it cleared and built a modest 3/2 house.  Now, if you want to clear one of those lots there is so much environmental red tape and costs a fortune.  Only 30 years ago and a world of different rules!

What a great story.  I, too, was fortunate in that I had a great mentor at just the right time of my life.  I had saved a bit for a down payment but I got so accustomed to having that "safety net" that I forgot why I had actually been setting that money aside.  When I relocated to begin a retail mortgage loan center with him, he suggested I buy instead of rent.  As the idea took root, the outcome became inevitable.  That first purchase changed the course of my life for the better and I am very grateful.

The one thing you did was KEEP the property.  This is one way to acquire wealth.  It's slow, but steady.  You didn't purchase in the over-inflated era and now have it as an asset!
