Does that kitchen design change make sense in your Sacramento Condo?

 

One of the fun things to do as a General Contractor in Sacramento is to make kitchen layout changes. Customers that need to move some things around to better suit their needs can get help from a contractor. What kind of changes can a contractor do? You may be surprised.

 

The real question becomes, how important are those changes? While literally anything can be done, it will cost money to make those changes. There is quite a difference in moving the sink and moving the kitchen. But there are many small changes that can make a lot of sense with the help of experience. You may want to discuss some of those ideas if you are in the Sacramento area.

 

My cabinet contractor and I met with the owner of a condo in Sacramento this past week for a kitchen improvement project. My cabinet guy suggested that it would look better if the sink were centered on the pass-thru. To do that the dishwasher would need to be moved also. The cabinet guy got his measurements that he needed and will be getting back to me with the cost. I had some other things to do.

 

Before I could estimate the cost of moving the sink and dishwasher I needed to open up the wall to give an accurate estimate. Although the sink and dishwasher are just switching spots, there are some things that need to be looked at. I told the owner that I would have to get back to him soon.

 

Opening the wall I found that it will be a real challenge to make this change, challenges that may have been missed without opening the wall for inspection. There is a lot going on in that wall; plumbing, electrical, framing. We may have to rethink this idea.

 

When doing work in a kitchen in Sacramento, be sure to have all the facts before committing to having the changes made. Know exactly what will have to be done, the costs of doing the kitchen changes, the time frame in which it will take and what the final product will look like. Knowing all of this in advance will help in making a wise choice in your kitchen final design.

That is a very personal change and looks costly.  I imagine someone buying the condo and seeing it would have thought the sink was in front of the opening all along.  That is the normal place for the sink!

Actually, I would hate to have the sink under the pass-through.  There would be no place to set things down except IN the sink.  I think that the smart move would be to leave it as it is.  And, that may be why it was designed that way in the first place.  Just my two cents.

Your two cents are good here Don.  :)
The pass-through is more of a window to the other room. The front door is right there on the other side of the wall. The dining area isn't even in that direction.  :)

Good post, Tom! Indeed, sometimes we need to take a peak within the walls to see the challenges. I'm with Don, a sink right below the pass through doesn't seem like a good idea. But even in a condo you can make personal choices and rearrange things to better suit your needs and likes. As you say, the more you know in advance the better.

And that is why you need an experienced contractor when considering those changes.  You can end up saving yourself money and heartache by knowing the correct way to do things in the first place.
