NO not that bar, but the high one...you know the one that measures how you believe and do business. It is your standard of practice, your principals, your stand on the virtues of life and your position when it comes to ethics. Keeping a high bar of operation and beliefs can be costly too

CAREER CRIMINALS?

We all want to do the right thing. None of us get up in the morning looking for ways to beat the systems (unless you are a career criminal) but instead we look and create opportunities of which we can seize and turn into success stories. People who operate with integrity, honesty and who remain transparent...well everyone will know where they stand. This is as it should be

WHOSE DRIVING THE BUS?

I personally know of many situations where I "lost" out because clients and principals knew I wouldn't go for their iffy agenda. WHY? Simply because it involved questionable tactics and the waiving of some ethics. In those situations, money was driving the bus and how we got there didn't matter to them

WHY DIDN'T I GET THAT DEAL?

That's why people who exude, practice and demonstrate ethical behavior as their default may not get all the deals or the ones that they thought they should get. I remember more than a couple of transactions that should have been mine but weren't. WHY? It involved fine line or crossing the line and they knew I would not just from hearing or knowing me and what I stand for

DID I BOO-BOO?

I also remember the feelings that went with knowing they weren't going to be mine too. The first thing that an honest person does is assess themselves to see if THEY did or said something wrong or if they didn't do a thorough job of public relating or presenting services. Honest people do this

WHY  HIDE ANYTHING?

On two occasions, I had the opportunity to inquire with the supposed "lost" transaction and I was able to glimpse some shenanigans afoot. Nothing heavy but definitely questionable and while whatever is or was going to be done was not overboard, it still was being hidden. Now that raises the obvious question

DISCLOSURE

If we cannot present something so it can be seen from all angles and then field questions in regards to it as well as negotiate at win-win-win outcome, then something is going on that we are not proud of. It is as simple as that. It is precisely these type of things that haunt you all your life too. Not so much in the moment, but in time they will pop up like a billboard or a loudspeaker via your conscience fueled by guilt. Any adult will confirm and tell you this who had made some bad decisions

SAINT RICHIE OF ALL REAL ESTATE?  lol

I am not a saint nor judgmental when introduced to questionable or fine line practices. I usually tend to smile or laugh and ask questions and raise the issue into a another arena namely...Why not do it this way or approach it from this point of view? People who feel their way and its benefits have to be done and who have made up their minds usually cut me loose at that point. I don't budge and they don't either

WHAT'S THAT SCREECHING NOISE?

There are many ways to skin the Real Estate cat when it comes to doing Real Estate business. Its all that screeching that bothers people because the cat is being subjected to questionable tactics or unnecessary tactics. Yes to thinking out of the box, but we must never throw away or dispense with the box altogether either

WHAT IS "MEANT" TO BE?

Many times I have uttered...It just wasn't meant to be and I know that it has nothing to do with me, my qualifications or capabilities either. The answers lie elsewhere and the opposite is true too. What comes to me is truly mine and gets done and becomes part of a successful history for all involved

IF ITS TRUE...WHY THE SHADOWS?

The following sums up my position quite nicely. I was walking in a Mall one day and a suspicious looking character goes out of his way to approach me careful to make sure he cannot be seen or heard by others and says to me..Hey, do you want to make a lot of money? I looked at him and the scenario and said NO and didn't skip a beat either.

OPPORTUNITY DOESN'T CRAWL TOWARD THE DOOR BUT KNOCKS...

I kept walking and he joined me stating..."you don't want to make a lot of money"? and in a twinkling of an eye, I knew there was some sort of opportunity here because he exuded and owned the situation and the subject and I looked him squarely in the eye and said...I AM NOT INTERESTED

Haven't lost a wink of sleep over that one either

Richie, great post. When you are always upfront you don't have to be worried about being caught in your lie or shenanigan. Way less stress even if you do miss out on some business opportunities.

I lost a file a few years ago because I wouldn't revise a Condo Spot Check document.  The homeowner said he'd get somebody else after I left, and the next person would revise it, and get paid for it.  I said I'm not comfortable doing that, and realize there are others that'll do it, and that was that.

I couldn't believe the homeowner knew it was intentional fraud, and didn't have a problem with it - it was so blatant.

Richie - we are judged by how we act and the company we keep.  There are so many slippery slopes in our line of work, and in our state - it's not worth it to me to risk my tenure in my career & my passion.

My personal bar is always set high--I'd rather lose business than compromise my ethics or break the law. Is some loss of business worth the potential loss of one's reputation or license? I think not. Yet we see agents doing it all the time.

Can't begin to tell you just how much business and referrals I've lost because of the "bar" thing you mention, Richie.  I decided a long time ago, that delivering my best service and effort for the benefit of my client and referral partner would have to be enough.  No "arrangements".  No "extras".  No "looking the other way".  No payments on the side for the business.  Because of that I can shave in the morning and like the guy I see in the mirror.  That's worth alot ... Doesn't surprise me one bit that you operate under the same rules ...

Hi there Nina...yes to your commenting and when I see an agent operating in the shadows, it just doesn't look or feel right and one day, they will see it too. The courts are clogged with nonsense having to do with breach of ethics...Why go there?

Hello Gene...I am not able to say to you that I was born in a manger...NO. However, I have found what works and what doesn't and I have chose a side. It is wise to figure these things out while we can...Yes? Thanks for coming by Gene...
