Today it requires a little more than lets say a decade ago. And a decade before that, a little more as well. In other words, it is getting harder not easier. WHY? They are weeding out the passing through type people, the quick buck churners and the opportunists. Too many people complained about agents and since you can control people, you can control their licensing requirements. Today, you need to love this business

LOVE IT or LEAVE IT

Its no longer for people who just want something to do. Even if you squeak by and do get licensed for the wrong reasons, you will find out from your first deal that it is not a cake factory...a cake walk if you will but instead a demanding business played with high stakes and people lives.

HIT THE GROUND RUNNING

Lawsuits permeate this business regularly which required E & O insurance and continued education classes as well as Broker supervision if you are an agent. You have to account for yourself now a days and those contracts, procedures and rules pretty much have the role of agent nailed down and defined

THE DEGREE PAID OFF

When I went to get my Brokers license, I needed to either take some classes or have a degree. I used my Bachelor of Science in Applied Studies and all that was left was to pass the Broker exam. Now that exam is not like the Real Estate agent exam. NO. It is a little more complex and involves experience type thinking for certain Real Estate scenarios.

MOTIVATED TO GET THIS DONE

I had enormous opportunity waiting for me requiring a Brokers license and I needed to pass that test first time while putting in 12-14 hour work days and 17 hour days finishing up some college courses. My plan was to contact the premiere licensing prep courses, investigate them, enroll using their CD's and study books and pass this puppy first time out

THE MATERIAL FLOWED INTO ME ALL DAY LONG

I listened to the CD's 2-3 hours a day or more while driving around town. My job had me in the field almost all day so that worked for me. I heard the questions, the situations, the laws, the business and professions code, buying, selling, escrow, financing Real Estate law and so much more over and over again by different approaches that I could have taught class.

SERIOUS TEST QUESTIONS

It helped me tremendously that I was already a licensed Real Estate agent and had been practicing for quite some time. It made the questions make sense. I couldn't imagine trying to relate to some of this stuff if I was never exposed to it. Whoever thought up some of these questions..well hated agents..lol

START THE TEST ALREADY

The day of the test, I did not study. I saw others trying to cram in some last minute data. NO no no thought I. The time to do that was way before this time. I'm done on the input. I need to download some of this data or I am going to burst. I couldn't wait for the testing to start

WELL WHADDA YA KNOW?

I couldn't believe my eyes. Every question on the first page which was challenging; I had the answers for! Same with every page all the way to the end. Studying, experience, preparation and desire to want to make it all happen was paying off for me. I couldn't write fast enough. I was amazed at my progress

CHECK...CHECK AGAIN

I would have finished first but I like checking some my answers and also to see if I didn't skip any questions either. I would skip if I wasn't 100% sure and catch it on the next run. Because of that, I came in second to leave the room full of stressing people. Furthermore, my deodorant held! I didn't even break a sweat!

IF YOU WALK OUT OF THE ROOM IN RECORD TIME....

People think you either gave up and walked out or you are the Real Estate King, ruler of all you survey if you leave that early...I said goodbye to all my ...subjects? lol.  And left to begin a very lucrative career. Still... there is one thing I truly love about this business.

I have license to thrill and to make a buck too?

Good morning Richie,

They are talking here that you will need at least an associates to take the real estate course.

It definitely would get rid of some that shouldn't start.

Richie: Great experience blog. Just like in the Law; the same holds true. The bar exam continues to get tougher and the passing score raised in an effort to reduce the total number of attorneys. Same for Real Estate Brokers, Thanks again.

Congrats Richie!  Yester year, when I was going for my broker's license here in Florida I used a walkman to listen 24/7 from the day I received the date for my test to absorb all that information. 

The first week I opened my own office the Dept of Prof Regulation rep stopped in unannounced.  At first, he missed my sign at the door and was ready to write the fine perhaps! 

Next he asked for my broker reconcilation.  I presented and he passed a paper across the desk and asked if i could possibly follow his format for reporting.   No fine issued.  I wasn't nervous. No internet in those days either.

Funniest part was all the other real estate firms at this executive office location cleared the building...calling the receptionist to see if the coast was cleared to return.

Hi there Eileen...The only thing worse that that is the IRS calling...lol. As to the rest of building people....Get it together or stay in hiding
