I don't see what anyone could do better? If they want to sell, why not keep it? 

Margaret, Sometimes as a listing agent we can do everything and more (and you've certainly done that and then some!), but it just doesn't happen.  At least we know we gave it everything we can and hopefully the next agent will pull the lucky straw and get the sellers on their way. 

I had the same feelings this weekend when letting a listing go.  It's been a while since one didn't sell.  

You went above and beyond Margaret! So, so, so many agents would have given up a long time ago, it would have just sat on the market - without planned and inpromptu open houses, without print advertising, without blog posts, without it being announced on the radio. But you just cannot change location or, better, the zip-code. When it sells, it will be because of your efforts.

Margaret, No one could have done more.  I agree, the right buyer has not yet seen it.  It's not easy to let go but sometimes it must be done.  

Hi Margaret, You made a courageous decision. About 10 years ago, I was asked to list a property that had been on the market for over a year. I almost hesitated taking the listing, did a very small price adjustment( as I recall it was like $1500 just to change the published marketing price) and it sold full price in just a couple days. The Buyer had just started looking and the property fit the bill. It just happens sometimes.

I am there right with you Margaret. 30 days left on a special house I have had listed for awhile and if nothing happens I am releasing.  I love my sellers but enough. 

Maybe a smudging is in order....there is the unseen that prevents things from happening that none of us understand.

Sometimes something is out of your control like a location zip code or neighbor house condition.
