The phone call this morning from Canada, I am a Maine real estate broker parked on the border.

The lady asking if I was a real estate answering service. Or is this a recording. That would relay the request for red rover red rover, send some real estate information right over.

I smiled, told her no, this is not a recording. Not a real estate answering service. And could sense her two week delay getting information on a listing in my area that had a different colored, font sign speared in the front lawn.dog maine winter photo

Delay, teasing, being put off is no fun in real estate, in life.

Time is money. And other people's tick tick tock is even more precious than yours when you list, market, sell real estate.

Serve them up the real estate listing details.

Give buyers and sellers what they are looking for quick like a bunny.

Lives are hanging in balance, stalled dead center and need to be moved along.

Based on real estate that is the cornerstone of many decisions in a person's life. When divorce, settling an estate, a relocation move or retirement plans are held up being put in motion. Don't put anyone on hold.

When you put the buyer first. When you think if I was the purchaser, what would I want? Right now is so important to answering the questions completely, quickly. Treat the buyer with respect and have the answers to the property listings, local area queries that come up. Just get those FAQ real estate questions answered .

In small rural real estate markets there is a distinct advantage to our job.

We are Davids that do all the sling shot-ting from listing, to market, to selling the Maine property listings. When a buyer that is frustrated with just getting their questions answered asks "have you ever even been to the property?" I can say on every single listing, yes I have.

Don't need the listing number, mls desgination.

Just which town, street or road or something distinctive about it. Hum a few bars and I can tell you the words, sing the tune. Can without looking anything up tell you all about it. Because hours put into the listing, more into the marketing write up and images, video so do have a handle on each and everyone. It's what we do. Lone wolf, army of one small town real estate professionals can have it's advantages.

Avoid delays and make the agent, broker in the know.

Not lost in layers of players.

Up to speed and able to spit off the details like a rapid fire automatic weapon.

Hitting the target, getting the answers out in the daylight.

Nothing swallowed left unanswered by the real estate buyer.

To cause festering and eventually a disgusted "oh just forget it".

I listed the place at the kitchen table of that Maine farm. Or click clicked the waterfront property listing images . And shot, slice, diced and edited that video for Maine house listing. Was behind the cameras, hunt and pecked the narrative factual copy that appears on one after another real estate maine realtor andrew mooers photoportals. That is broadcasting the signals that get syndicated all over the wild blue yonder.

Hear the question and sense frustration oozing out and boiling over.

The wonderment of what is taking so long getting property information? When the very first phone or email statement or as soon as the real estate office door is opened gets posed.  "Is there someone there, here, somewhere? That has actually been to the property listing, can answer my real estate questions here and now?"

Improving the Quality of Your Life

Great article Bob. Having intimate knowledge about your listings on the tip of your tongue when buyers call can help speed the process along. They are more confident in your services and about th property in question when you can tell them everything they need to know without having to take time to do research because you have solid command of the information. The more trust you build the smoother the process and the more likely the buyers are to take your advice. When they feel they know more about the property than you do you become a non factor and therefore not very useful to them. Good luck!
