Broker Bryant feels like dancing!!!

 Having been in Real Estate for 13 years and a Broker for 10 it never ceases to amaze me the things I continue to learn. You think you know it all and then BAM something so simple yet so effective blast into my head. It's like I had an awakening. I feel like dancing!!!!

As some of you may know, from reading my posts, TLW and I own some rental properties. Recently, I have had a couple of vacancies and had been hesitant about placing a "for rent" sign on them because of all the calls I get from unqualified renters. Because of this hesitancy, the units have been empty since November. How sad is that? I would rather make the mortgage payments than weed through all the calls. Plus the fact I just had to spend $13,000 rehabbing one of my houses after the last tenant moved out. I guess I have been suffering from landlord shock. I bought my first rental almost 30 years ago so you would think I would have a handle on this stuff.

One of the things I have been doing wrong is trying to keep my personal investments separate from my Real Estate business. When I needed to rent a unit I would do like any other unrepresented landlord and make a "for rent" sign and stick it in the yard. We also took it a step further and placed all the financial requirements on the front door. Well this didn't work. I would still get calls from people wanting to rent the place who had serious credit issues, no jobs, couldn't communicate with me or whatever. They figured they could just convince me to rent to them even though they weren't qualified.

Well, this time around, I didn't feel like making signs and preparing a financial sheet so I just stuck my companies sign in the yard with a "for rent" rider. Eureka!!! I started getting calls from qualified renters that were already expecting me to pull credit and knew they were going to be asked for 2 months rent plus a deposit. Now this is excellent!! The difference is, these folks knew they would be dealing with a Real Estate company so didn't even call if they had credit issues.

How could I have rented my own properties for so many years and not figured this out? What a difference a sign makes. My sign was prequalifying renters for me.

Does this same thing apply to "For Sale by Owner" properties, as well? I think so. Buyers that have been told they don't qualify shop FSBOs. They think they can convince as Seller to sell them their property and miraculously their credit problems will be overlooked. Unqualified Buyers and Renters do not want to deal with a REALTOR®.

So now that I have seen the light, I have a renewed enthusiasm about getting my vacancies filled. Heck I may go buy some more. What an idiot I have been. Will someone please thump me in the head?

BB... I never would have given this any thought, but now that you bring it up, it makes perfect sense. We bring our bias into every transaction. The difference in bias toward the handmade "For Rent" sign compared to a professional real estate sign may indeed be analogous to the For Sale By Owner / REALTOR® scenario. I wonder if anyone else has had this anecdotal experience to help you move this from theory to fact?

Holy Poop.  You guys are getting deposits and rent?  When I tell them that they will need to apply and I will reject anyone with drug arrests ever and evictions within the last 2 years, most hang up.  The others want to pay for the first week, move in and then get me the rest later.  If I happen to mention the application fee, odds are that they will schedule an appointment and then never show up.

Nice light bulb moment ! Unfortuntaley there are scammers and users looking for sole owners to prey on..I would have never thought of it but hey it totally makes sense they know that sign means "business"! aha!

BB: When I was in rental properties, I used a real estate company to handle the whole rental process. It saved me a ton of headaches. Your FSBO analogy is quite good, I believe.

So simple yet so effective. I can't get that out of my head today. I would most certainly think this applies in a FSBO situation as well. People try to go "around the sign" for a reason. Qualified Buyers use agents.

The neighbors at the duplex just called...

The guys that are sort of renting it (not paying rent) put up a tent in the backyard. We have 11 people going in and out of the duplex. Uh! Oh! That's not good. It's a teeny tiny one bedroom duplex. The neighbor would also like to know "What the hell is that smell coming from the duplex?"...  :)

Hmmm. It's probably time to have "my guys" :) go over and get the "Squatters" out of that duplex. When "my guys" are done getting the "Squatters" out of our property we can go ahead and put up another Tutas Towne sign. It might be interesting to pay a mortgage with money that actually comes from a tenant. Yes? :)

BB - thump, thump, thump - and that's not just for you, but for me, too.  Not until I read your post did I ever think to put one of my own signs in front of my own rentals. DUH!!!  How could that be so simple yet so overlooked???  I thank YOU for this post because I just learned something new to do on my next vacancy.

This is a really interesting break-through Bryant!  FSBO's HAVEto have the same issues.  It makes so much sense and I'm sorry it took you this long to figure it out for your own properties.  It makes for great discussion with FSBO's.  Thanks!

Consider yourself THUMPED Bryant.  Actually, I am surprised at you.  Even a veritable newcomer like myself puts her own rentals through the MLS with signs and all.  Your analogy is right on the money.  People do think they can go bargain shopping with FRBO's as well as FSBO's.  Another great reason to use the services of a dang good professional! ;-)

Excellent observation - when people get to work directly with an "emotional" and unrepresented seller or landlord they think they can get away with lots of exceptions.

Sorry about that... I fixed it but here's another one just in case anyone else here is interested in why we just sat back for three months and made mortgage payments instead of finding a new tenant :)

No. That was not our best foot forward but it worked for us at the time. I think we had a bad case of "tenant burn out"...   LOL...

That was a great point.  Bad credit folks avoid Realtors when looking for rental, because they know you pre-qualify.  Great tid bit to pass on to my clients.
