Be Thankful For A Low Ball Offer

 

 Are you kidding? I should be insulted.

 

Low ball offer

 

Our Baltimore market is moving but it is not red hot. We  are  not receiving multiple contracts over list price.

 

When an offer comes in, be thankful.

 You  might consider all the others,  who saw your  house and did NOT make an offer, were more  insulting.

Like Liz and Bill stated,

I'm glad they wrote on another house.

It is very important how we present news to our sellers.

When an offer comes in that is below the asking price, do not think of this as an insult. Think of all the other buyer's agents who showed the house and made no offer. They were insults.

The buyer's agent did their job... took the time to fill out a 42 page contract, get an approval letter, figure out inspections and settlement dates and put up an earnest money deposit. 

 

Work with it, accept it, counter it or reject it ...but always

Often they come together it's just an attempt to Steal the property if the buyer is mentally Invested I have seen 50K counter's accepted! My belief is never let a deal Die on my Side of the Transaction! Let the other Party Kill it!

Margaret Rome I actually Tuesday Countered back Fannie Mae at the original offer I had made as my Buyer wouldnt go any higher and on Friday Fannie Mae accepted! So thats one more deal this year that I otherwise would not have had! Actually tow as I get to sell it again after we remodel it! Thats what I mean about never killen the deal on my side of the fence! le the other party be the reason it craters!

You make an excellent point Margaret Rome, Baltimore Maryland - a low ball interest is better no interest- I have never looked at it that way- I will that from now on when discussing low offers- either making them or receiving them!

Yes any offer is better than nothing. Just work through instead of taking it as  an insult. The funny thing  about real estate is  many times once you get an offer, probably will be getting another .

I always encourage my sellers to address any offer to see if it can workout. It just might be the best and only offer. I have seen it happen many times

If you're the seller and you get a low ball offer, rather than be insulted just counter back at full price.  Let's them know you saw their offer but they're going to have to do bettter to merit a real response.

Any offer is a chance to start dialogue & negotiating. I thank all agents for their offer and make no comments. I let my seller's counter be our response. Buyers take their shots a t a deal, that's buyers being buyers.

I present all offers no matter what. If we have better offers, yes, the low ball offers will be most likely ignored by Seller. Yet, if there is nothing better, we must try to make it work.
