Princeville Kauai condo / house update for Mar 1st to Mar 7th

Aloha from Princeville Kauai,

 

This has been one cold, blustery, windy week. While I don’t expect sympathy from any of our East Coast peeps, to those of us on Kauai, it’s cold! My condo is on an ocean bluff and when I get out of my car to go up the steps, with the winds coming off of the water, I almost get blown away. Despite the less than ideal weather (although I’ve still seen visitors in the pool and out running around in tank tops and shorts) we still managed to get a few properties in escrow.

 

We definitely need to get March underway so we can give this year a real estate sales jump start. Here is your update:

New Listings:

 

The developer’s Kaiulani 3 is now listed for $1.399M. This townhome has been listed 5 times before, the highest price being for $1.995M for all of 2008 with the lowest price of $1.349M appearing from 7/14 to 1/15.

 

Sealodge B1, which last sold for $110K in 5/00, returns to the market at $310K. This unit has been listed starting in 6/01 to 10/04 for $115K, from 4/07 to 3/08 for $649K, again from 4/08 to 2/09 for $499K and most recently from 2/14 to 2/15, starting at $340K and reducing to $325K.

 

Ocean and golf course view Emmalani Court sold for $560K in 2/13 and returns this week, newly listed for $675K.

 

Back on the Market:

 

Unfortunately Kaiulani 72 fell out of escrow while priced at $859,900 and is once again available. The prior sale was from the developer in 4/07 for $857,270.

 

Contingent:

 

Kaiulani 7, one of the few remaining developer’s units, is now in escrow while priced at $1.299M. Hale Moi 203 found a buyer in only 27 days while listed for $449K. The prior sale was for $133K in 2/00.

 

Sales:

 

Villas on the Prince 21 sold for $675K cash while priced at $695K. The seller purchased this unit in 1/03 for $575K.

 

Plantation 121 sold for $605K cash while priced for $620K. The prior sale was in 11/10 for $505K.

 

Price Changes:

 

Kaiulani 75 reduced to $849K from $875K. The last purchase was in 4/07 from the developer for $899,440. Puamana 10A made a small price reduction to $390K down from $398,900. The prior sale was for $425K in 11/13. Puamana 20A also had a price change, from $434,900 to $424,900. The seller purchased this condo for $315K in 7/10.

New Listings:

 

3814 Iluna Place is newly listed for $749K since selling for $230K in 2/95. This home is a must see as it has been upgraded and renovated to include a new, larger kitchen, a huge walk in shower and dual sink vanity in the master bath and a screened in lanai. Best of all is the location which provides direct views into the 2.5 acre Mili Makani park from the kitchen and living area. The house is in immaculate condition and – yes, it is my listing…..

 

Back on the Market:

 

3982 Aloali, priced at $1.270M, made a quick trip in and out of escrow, going in on 3/2 and unfortunately, returning to active once again. If you missed your first opportunity, you now have a second chance to own this home. The prior sale was for $960,900 in 5/12.

 

Contingent:

 

4108 Nalani Lane is now in escrow while priced at $859,990. The prior sale was for land in 10/07 for $450K. Also going into escrow was 5081 Napookala which had just reduced from $975K to $925K on 3/1. The prior sale was in 6/14 for $825K.

 

Expired:

 

4391 Emmalani Drive expired after 90 days priced at $1.295M. The prior sale was for land in 6/88 for $95K.

 

Withdrawn:

 

After 569 market days, 3981 Aloalii withdrew from the market with a price of $1.450M. The prior purchase was for $1,729,050 in 7/08.

 

Price Changes:

 

4173 Kalani Place had a $50K reduction and is now $949K. The last sale was for $800K in 10/10.

 

4231 Kekuanaoa Lane is now $2.445M, down from $2.495M. It sold at auction in 12/14 for $1.617M.

 

5081 Napookala Circle, a home in the Sunset Drive Subdivision, reduced to $925K from $975K. The seller purchased this home for $825K in 6/14. They are hoping for a quick turnaround.

 

Statistically speaking, Feb went out with a whimper, posting only 58 sales. This is less than both Feb 14 and Jan 15 which each had 67 sales.

 

The number to beat for Mar 15 is 87 which is the number of sales posted for Mar 14. So far, with only one week into the month, there have been 24 sales as of today, Sunday. If we can keep that momentum, and add in just a few more here and there, we’ll meet or exceed those 87 sales.
