Are You a Snooze You Lose Home Buyer?

By
Real Estate Agent with Elizabeth Anne Weintraub, Broker DRE #00697006

There are days in the real estate business that you can see the train wreck coming. It often starts with the buyer's agent who is trying desperately to capture the perfect home for her home buyer but the buyer just is not ready to act. Yesterday, a buyer asked her agent to find out the amount of the seller's average utility bills. The sellers were out of town, btw.

That's the kind of question that a) a buyer should already know and b) can be discovered during the inspections if she doesn't. Yet, some buyers use this type of information as a qualifier to buy a home, and getting that information to the buyer can mean the difference between having enough time to write an offer to buy a home and having no time because somebody else already did.

You can read more in my personal blog today about such a situation in Do Not Be a Snooze You Lose Home Buyer in a Seller's Market.

Elizabeth - There are certainly times where if a buyer snoozes they will lose, and that is typically when it is a sellers market, or a when a lovely home in a great neighborhood that never has any homes for sale gets listed. The more competition, the quicker decisions need to be made.

Had one last month that waited one more day before taking a look.  That one day cost them as the property went under contract one hour before we looked at it.

Good morning Elizabeth. You are so right, a number of my clients have not been proactive when it comes to submitting an offer as soon as they see a property they are considering and very often lose out.

Hi Elizabeth.  If the buyers are truly motivated about buying then let them lose a house they want.  No snoozing after that.

This past week, we had a number of people miss out on our new listing because they thought they had lots of time.

Elizabeth, in our market, if a buyer waits even overnight sometimes, they will lose out on a great listing.

Sometimes, you don't even have the luxury of a quick lunch to discuss. You like it, you write. If you don't, it could be gone. We're just the messengers who can tell buyers what's going on in the market, but we're not there to hit them over the head to make them act on it.
