WHY cant I place any Price I WANT when I put my Home For Sale

"Why can't we ask what ever we feel the home is worth?" asked a Home Seller. In brief they can ask anything they want, but do you want to sell the home, or let it sit FOR SALE for the next year? There is a SECRET to pricing a home when it is listed For Sale and I love to tell every one of my potential clients what that secret is when I meet with them. Recently a Home Owner in the Manchester NH area called to list their home. As always I walked through the home, I had prepared a list of what has sold in the area that was similar and what is currently listed for sale that is also similar. Despite a large neighborhood of all similar home sin age, style and size selling for near the same amount, they wanted to add for $50,000 because they think their house is better than the rest,

 

When setting a price you want to set it high enough that you have room to negotiate, but not so high that no one will look at your home.

 

This Home Owner proceeded with a list of why her home was worth twice as much as any home that has sold in that neighborhood, and that she ONLY wanted to  list the home $50,000 higher than every home that has sold or was listed in that neighborhood. The neighborhood has all similar 10-14 year old homes and all within 300 sf with similar lots. The bottom line is pricing a home over what is worth will lead to that home simply not selling.

Unfortunately it is not a home I can sell that price. No one will pay $50,000 more for a home when 2 doors down, they can purchase the same home.

 

Sure some agents may take the listing on a hope and prayer that down the road she reduces the price to what market value is.

 

My business decision is to tell Buyers and Seller like it is. Give them facts, base values on real numbers and give real world advice. Because you did all the work yourself, makes the home well cared for, but does not make it worth more than market value.

 

I was very surprised that this morning that woman called me. She actually thanked me for being up front as she met with a few other agents who told her what she wanted to hear, They all agreed to take the listing with some saying "we will see". Last night her neighbor whose house I listed and sold had a heart to heart talk with her. She realized that she may be wrong and I would be the BEST agent to list with,

 

But can we try her price for a month?

 

UGGHHH is my thought as I told her why waste a month of prime selling time as people with children will want to buy now to be in before school starts in September. Losing July could mean losing those potential buyers...

 

The ball is in her court....

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell.
