Can we save money on new construction if we do not have a REALTOR?

 

This question can be easily answered by an experienced buyer agent versed in the new construction process. Builders have all their costs rolled into the price of a new home build. If a consumer approaches the on-site agent without agent representation, the builder will absorb the commission meant for the buyer agent.

 

Many builders will not reduce their price on new construction either but may be willing to throw in a refrigerator as a buyer incentive, offer upgraded countertops in the kitchen or back yard landscape if a buyer goes with their preferred lender. There are so many reasons to hire an experienced real estate agent, rather than going it alone. The onsite salesperson works for the builder, not the home buyer.

 

A buyer agent can write the contract, negotiate on behalf of the buyer, ensure a smoother transaction, help assure procedures are done correctly and pending deadlines are met in a timely manner. Purchasing a home is a huge commitment, invest wisely by hiring an experienced buyer agent to help every step of the way!

Yep very true. Some might get a little concession IF THEY ASK FOR IT, but in all likelihood the only winner in that scenario is the builder

In our area the new construction developments are all cut and dried.  Countertops A B C or D and the costs of each are........crown molding A B C or D and the costs of each are..........Appliance package A B C or D and the costs of each are.......

Wanda it always has been a mystery to me why the general public has the idea that the sales people are working for them - and not the builder. As you pointed out - it's just NOT the case.  I would always want an outside representative to be looking after my best interests - and not those of the builder.

Wanda- when you're making a purchase as large as a home, it helps to have someone who is experienced and knows what they're doing who can walk you through the process, as well as have your best interest at heart.

What you say is true Roger D. Mucci ! Some understand how much work goes into the completion of the process, thankfully.

Kathy Streib Building a home can be extremely stressful. An experienced agent can help alleiviate their doubts and concerns.

Something I cover with people all the time... the builders are not reducing the cost of the house when no agent is involved. And without an agent, mistakes buyers make can end up costing them more instead of saving money.

New or used, a buyer will always get better protection by having their own advocate for a transaction.  The builder is not into discounts, just a quick turnover

Good morning Wanda.  I have a former client who bypassed using an agent when he bought his current home.  He ovepaid and it is coming back to bite him.  Very expensive lesson.
