Summary of the 2nd Quarter 2015 Stoughton MA Home Sales Report
The MLS Property Information Network is reporting that there were a total of 53 single-family homes sold in Stoughton MA between April 1 and June 30, 2015. That is a 14.5% decrease from the same time last year. However, that is also a 41.5% increase from the dismal 1st quarter of this year. It is important to keep in mind that the huge snowfall that hit our area this winter had a serious impact on sales. Each month of this quarter has steadily increased. We saw 12 total sales in April 2015, 17 in May and 24 just last month.
The average sale price for a Stoughton MA home sold in the 2nd quarter of 2015 was $325,495. That is just 1% lower than the 2nd quarter of last year. A 3 bed/1.5 bath, 1514 square foot Colonial sold for $150,000 in just eight days. It needed some major renovations. But the Buyer paid almost $20,000 less than list price. On the other hand, a 4 bed/3.5 bath, 3839 square foot custom Colonial on a half acre of land sold for $570,000 in just 21 days. The new owner paid almost $10,000 less than list price, too.
How Does This Affect the Stoughton MA Buyer?
Stoughton MA Buyers are always happy to hear about lower prices. While prices are lower than last year, the 2nd quarter's average was 12.3% higher than the 1st quarter. And June's average sale price was 5% higher than May. Interest rates have also been over 4% for several weeks now. They are expected to go higher as the year progresses.
