What does the term TURN KEY HOME mean to you? Recently it has been popping up in ads for homes for sale in the Manchester NH area. Buyers seem to be confused as each one has their own definition of what it is. Buyers have been inquiring about hiring a Buyer Broker as their definition was not what the builder meant. 

 

In most circles the words "Turn key" mean ready to occupy. You turn the key and can move in. So when buyers have been stating they think the home comes furnished, it is a stretch. But worse is when it is used in homes currently occupied, the buyer can not see or get a feel what it will look like after the occupant moves out.

 

When selling a home, the best path to a quick sale is choosing a great listing agent. One that will assist in pricing the home properly, assisting the seller with tips on getting the home and yard ready for showings. Advertising and marketing to the potential buyer. That is a stretch thinking that turn key means furnished.  I feel the term is generally understsood.  I also feel that many simply over use the term.

You're right Scott, turn-key can mean different things to different people in different markets. A turn-key home in your market might not be what buyers in my area expect and vice versa.
