Least Expensive Home Sold: $35,000
So what are the key takeaways from this month's numbers?
- Another strong month for sales! The best August since 2010, although if you look closely you can see the signs that sales ARE slowing (homes taking longer to sell on average and fewer under contract).
- There was a heavy concentration of homes sold in the $200-300k range. Only 4 of the 53 sold below $100k, 11 sold above $300k and only ONE sold above $400k and that was the sole sale above $500k at $515,000.
- Of the 53 homes sold in June, 1 was foreclosed and 3 were short sales. Distressed properties remain a small segment of Lebanon home sales.
- The number of homes for sale decreased slightly and it's still a tight market for inventory. Number of homes under contract also decreased slightly, but 70 under contract still points to a solid September.

Of the 168 homes for sale not under contract, only 2 are foreclosed or short sales. That's the lowest we've seen in a LONG time!
So what does this mean to you as a Lebanon single family home owner?
The market is slowing slightly but it's STILL a good time to be a Lebanon Ohio home seller. Priced right and in good condition and you can still get your home sold providing you have a good presentation and marketing for your home (that's where we come in!). Buyers are obviously out there based on the current volume of homes under contract.
You're not going up against significant new construction in MOST communities, but places like Shaker Run and Trails of Shaker Run new construction do challenge your ability to sell.

So what does this mean to you as a potential Lebanon home buyer?
NO REASON TO CHANGE FROM LAST MONTH: You still have a fairly limited selection of homes to pick from with only 168 homes for sale (not counting new construction that can be ordered to specifications). Buyers have plenty of competition for the best homes and asking the seller to take too low a price or asking for extensive concessions may keep you from becoming a homeowner. 70 homes under contract should clearly tell you your competition is out there and doing the right things to claim a home as theirs!
The selection of foreclosed/short sale homes is almost nonexistent.
