Should you call a Listing Agent that you are submitting an offer?

Is it a Good Idea to call a listing agent and tell them you are submitting an offer before you have the offer? There are pros and cons that have been debated for eternity. Recently upon getting a new listing on a Manchester NH area Home, I had 10 showing appointments the first day.  

 

Nearly 2/3 of the buyer agents all called to say their buyers were submitting offers. SO what is the Pro and what is the Con? In Real Estate for who it benefits depends on whose interest you are looking out for. The con was half of the agents who called to say they were submitting offers did not submit one. One Pro for the Buyer agent, is that agents either ask or assume the listing agent will hold all offers until their offer arrives to be submitting theirs too.  The true "con" is assuming, and not asking if offers will be held to all arrive.

 

In some cases the Listing agent will hold the offers. In other cases, as reality as shown, they may not want to wait for an offer that may or may not come. These agents who call to say an offer is coming and then don't submit one, mess this up for the good agents who do follow through.

 

For the Seller's side, when a Buyer agent calls to say they are sending in an offer, a GOOD Listing agent will then call all the buyer agents who have seen the home and tell them to get an offer in if interested, as one is on the way. This can cause a bidding war and increase the sales price which is great for the seller. 

 

It also depends if the home is owner occupied or bank owned. I am still listing and selling lots of bank owned homes. When it comes to bank owned, our policy when 2 offers come in is to let every one know up front we are in a multiple offer situation and to submit their highest and best offer up front. Often with 6 or more offers the first day on my listings, waiting for 1 more offer if all are already at or above full price, may not be what the seller wants to do. As an example, The best offer is one with no contingencies (such as $200,000) and not always the highest price (such as $201,000) loaded with contingencies. The $1000 is not worth the risk of a sale falling through for any reason. 

 

 

In the end, The advantage will go to the buyer or seller who hired the GREAT agent. There are many strategies in Real Estate and you need the one that works for you. YOU deserve the BEST service when buying a home. Real Estate is not time for trial and error or short cuts.  3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. I always reach out to the listing agent if I am submitting an offer, and I'll follow up via text or phone call to confirm that I've actually SENT the offer after the fact. You can't take the risk that an offer will be sitting in an agent's in-box, unnoticed, while other offers are being presented. Also, as you stated, the highest offer isn't always the BEST offer. Great topic for discussion.

Good morning, Scott Godzyk I never understood the purpose of that.... no one waits... time is of the essence with all offers.... and no listing agent will call a seller and relay that information unless the offer is in hand with a check....

I normally call the listing Agent to let them know I'm sending an offer over. Normally they text me letting me know they got it.  We never know when technology can run a muck.

I always text or call listing agents after the offer gets submitted.  Why bother doing it before that.

One of my biggest pet peeves is getting the call saying an offer is coming, and it never arrives.  If I make that call and my buyer changes their mind, I let the Listing Agent know.  Also, to make sure my offer isn't lost in junk mail, I will call the agent and let them know that I have sent it.

Excellent topic to discuss. It is a pet peeve to get a call saying an agent is submitting an offer and then never does! Which is why until I have it I don't count on it. Another pet peeve is to never be called and an offer is emailed. Hello..nice to know you are submitted and offer!!

Selling agents have their personal preferences. In my mind, I would not call in advance unless I had questions.
