This is what I have been told.
Your roof is not that old and the shingles have a 25 year or lifetime warranty.
I think it's time to replace a roof that looks good.
After three roof leaks and three repairs, enough was enough.
I contracted for a replacement.
I witnessed the removal of the shingles, they were not that bad. But when they brought down a piece of the underlayment, it was not a pretty sight!
The old plywood (which I was told was replaced) was rotted and full of holes.
Seemed they used nails to secure the tar paper instead of staples. So yes the shingles seemed OK but the wood was not.
A dentist might say: 'Your teeth are fine but your gums are rotten.'
It's not a bad idea to do your own checking when having major repairs You don't have to climb on the roof, but photos can be taken. The workman can take pictures.
