Sometimes, before I write my morning blog, unless there is some pressing issue on my mind, I often read through a few posts on Active Rain. Without fail, there is always a gem to motivate me. This morning's credit goes to Jon Kolsky in Long Beach. I wrote a lengthy response to his blog, and then it hit me that my response was too long, and I actually had more to say about it.

Enough to generate my own article. Did not want to hijack his blog.

Turning away business because it is more difficult than most transactions seems silly.  But then again, you and I ran toward the Short Sales, not away.  We are fire tested.

Hi Elizabeth -- I recently met with client who are considering selling some of their investment properties.  They wanted suggested prices for "as is" condition, repaired and with/without tenants.   It's all about motivation...my decision may be different from theirs but it's theirs to make.

Chris Ann Cleland Well, you know my rules for refusing a listing, like #1, no a-holes. LOL. But difficult? Ha. I use another approach.

Michael Jacobs I have an investor who is giving me 5 duplexes to sell this spring, and I can hardly wait. It will be so much FUN!!!! I mean that sincerely. There's a few challenges, but nothing I can't overcome.

I don't mind a little challenge but when I have extreme difficulty it isn't going to work. Tenants can be subversive and derail the possibility of a sale.

Had one seller use a chain saw to evict a troublesome tenant when the court system, wheels of justice were not moving fast enough. Illegal as heck, but it worked and he did not go to the crow bar hotel.

Good morning Elizabeth. I have had more that a couple of bad tenants over the years. In most cases, I pay them to leave after I meet with them one on one.

Debbie Reynolds I can't remember ever walking away from a sale because the tenant was too danged difficult. I've dealt with the druggies, guys with guns, you name it.

Conrad Allen I don't really view it as aggravation. I view it as a tenant is trying to stand in the way of a sale, and that's just not gonna happen.

Gabe Sanders So many sellers feel helpless in these situations, so I believe I help them through what might be impossible otherwise.
