In turn, I can inform you, based on reliable facts gained from accurate information. A qualified, reputable team of professionals are also on hand to verify and substantiate such data so potential buyers can make an offer on a home based on fact-driven statistics.

 

A pet peeve of mine is feeling like someone is selling me rather than earnestly trying to help. I got that from my grandma, who, while out shopping for clothes would direct the salespeople away. She knew they worked off commissions and could be rather aggressive.

 

The time to purchase a home is when armed with all the necessary information to move forward. Things to avoid when looking for a home:

 

  • Stave off buying in the heat of the moment. Slow down and allow your real estate agent compile a Comparable Market Analysis to ensure an investment decison is made based on viable facts and solid data.

 

  • Do not get 'pushed' into making a quick buying decision. Look at everything in the surrounding neighborhood like HOA fees, CC&Rs (Covenants, Conditions & Restrictions), location and other livability factors.

 

  • Avoid getting caught up in a multiple offer situation. It often forces the price up and creates an unsavory environment for all involved. Make a highest and best offer up front! Only one becomes a happy home owner.

 

Searching for and purchasing a home is one of the most satisfying experiences one can have. Hire an agent that will go to work for you, knows your wants and needs and will put you first. Anything less will not do. Don't settle. Most of all, do not allow yourself to be SOLD!

Kathleen Daniels,  My husband continues to get bombarded when he goes shopping for something special. He is learning to say NO to aggressive sales ladies who almost fight over him. If I was there, that would definitely not happen...I'd turn into my Grandma!

So true, Wanda Kubat-Nerdin . Unfortunately, in WA state, in our contracts the agent representing the buyer is called the "Selling Agent." This confirms the mistaken notion that we are selling the buyer on a property.

There's nothing wrong with being called the "Selling Agent."  It's the Listing Agent and Selling Agent.  The notion is not mistaken because as the Buyer's Agent we did "sell" the property to our clients.  "Selling Agent" doesn't mean "Hustled into the property agent" and if buyers can't tell the difference . . . it's not the label that's at fault.  My clients never seemed to have a mistaken notion on the term "Selling Agent."

Neiher do I Carla Muss-Jacobs, Principal Broker/Owner. Just a few days ago, a client and I walked into a home that had water stains in every room, cracks in the ceilings and industial automatic air fresheners in several rooms. He asked for my opinion and ended up holding back on an offer due to too many unknowns.

Wanda, I have never loved any pushy salesman, and I especially wouldn't recommend anyone try to sell real estate that way. No one should have to make a quick decision on one of the largest purchases they'll ever make in their lifetime.

All of your suggestions are spot on in this competative  market.  Buyers can get so caught up in getting a house and overpaying..esp if they have 'lost' on bids before.  Savvy buyers understand the different b/t someone selling them and someone informing them and offering guidance
