SEEMS TO BE MANY MORE PROBATE "GURU'S" THESE DAYS!

I usually speak with potential probate real estate agents and investors checking out my 30 year probate system and one of the questions which comes up often these days is "Why Should I Go With Your Probate System As There Are SO Many People out there now Talking About It".   This is a great question so I wanted to shed some light on this and give you some things to think about so your not wasting your time and money.

First from 1987 to 2000 there were just two guys really offering a probate system.  This was Jim Banks and myself although I didn't start training agents and investors on what I had been doing for 5 years until 1992 so I had a track history and a true working system.    I took what I learned and filled all the holes so I would have a consistent source of business.  It took some time but by 1990 I was rolling and averaging 15 probate sides per year.    This was mostly buying and selling myself with a partner as I wasn't taking advantage of the real estate agent side of Probate Homes until around 2000 when the market was changing.   Now this is important information for you to consider since  I WAS STILL DOING IT!   I didn't just do one probate or like some others none but who take others info (my info lol) rewrite, then market.   There are so many so called "Guru's" out there today and when I check some of them out and see many of my techniques or those who were really marketeers and just selling info and not doing deals I just laugh.   Hey it's America and Free Enterprise!  But why would you train with these types.  Well how do you know?  Keep reading...

I tell potential students when the question comes up is...  "Ask the person who is trying to sell you their system HOW MANY PROBATE HOMES have you personally purchased, listed and sold, HOW MANY did you do last year and HOW MANY have you done this year in 2016.   Can anyone (Title, Estate Attorney, Lender) verify these closings.   Are you a top producer in your local Real Estate Board if you are an agent or if your an investor who can verify your deals?    This is huge folks because what you will find out is most have not done many or even any so can't verify and are just info (others)  sellers.    

I work my system and have done so for over 30 years with Title Escrow Officers, Estate Attorneys, Investors and Buyers who can confirm.  This is huge as I don't tell you what you should do I show my students what I'm doing week in and week out with Probate Homes and this is the difference when your deciding on who to mentor you.    Just plain common sense here folks. 

This year in 2016 I am averaging $1M per month in probate/trusts  sales, flips, listings and work 80% OFF THE MARKET HOMES where 97% of my competition doesn't work or even have a clue what to do if they find a probate home.   This is completely different than a regular listing or sale as there are several legal steps you must do before you can close.  Sure others can show you how to find the files at the court house and what law we use but most can't show you or train what to do once a contact is made with a PR, how to do your presentation, write your offer and all important addendum, how to present to receive a signature or switch to a listing or retail sale, how to pic up a minimum of 3 transaction on every probate you do and how to build a network team for probate deals to come to you.  This is what I do along with free monthly webinars on selected probate topics!

So if working with a Probate "GURU"  (hate that word) who has closed over 500 probates, is a current MLS GRAND MASTER Award Agent (over $9M per Year in closings) a TAN (Top Agent Network member) where about 20% of the Bay Area Agents can qualify for and that I earn Multi Six figures from working probate homes (not selling books and tapes) plus over 30 years of Probate Real Estate experience has interest to you then let's have a conversation (phone or email) and talk about this niche, what you are doing now with your real estate business and see if this is a fit for you once you know the system.   I think this is a smart move before you spend any of your hard earned money.
