In my Probate Real Estate business it is very important I receive fresh leads every week so I can keep my contacts flowing and play the numbers game.
 
The Probate niche is like any other program as the goal is to find estate heirs who are going to sell the estate home to raise the cash to pay off the decease creditors and then distribute the remaining money to the heirs per the wishes of the decease.  Bottom line this is FREE money folks...

In California which is one of the strictest States to Buy or Sell a Probate home there are two ways to process.   The Old School Court Confirmation way which we try to stay away from takes on average a month to petition for the sale, another two months to have the court place this sale on the court calendar then once confirmed the buyer has no contingencies.  A very tough place to work as either an agent or an investor.

     One of my strategies with probate real estate to increase my yearly production is to sell a probate home I know is coming to the market but with another agent.   This really makes sense since in my dealings with the Personal Rep (PR) I find out they are going to sell BUT they have a family friend agent, or another agent recommended by the estate attorney so I'm not going to be able to double end the deal and will have to wait till it's listed on the MLS (Competition).  This isn't good if I want the best chance … (2 comments)

Anyone who has access to WINFORMS there is a Probate Purchase Contract and support documents which are a little different than the regular C.A.R Purchase Offer.    The contract will address the probate process and it's a matter of clicking a box for which of the 2 ways to handle a probate sale will go with your offer.   
1.  Court Approval (confirmation) process

Actually this heading should be Letters of Testamentary and Administration as they are both the same vehicle in probate real estate and used to give the PR/Executor/Administrator the authority to sign and make decisions on assets of the estate.  In our case this would be dealing with the real estate.
Understand the probate home is usually still in the deceases name when the file is open and many times the PR/Exec/Admin  is not the spouse.   With the decease name on title who is going to be able to sign the grant deed in the sale and have title insured and able … (2 comments)

Ok, Ok, I know the title sounds crazy but this is what I do all the Time!  I DON"T WANT LISTINGS! I want double end sales.  And for those of you out there that think double ending leads to lawsuits with buyers and sellers well you OR the one telling you this hasn't been doing it right.  It's all about taking care of BOTH buyer and seller not just one.  It's about letting them know this upfront that you will take care of them along with the seller for a win/win for both.
