Nice deckFour words a Realtor hates to say to a home Seller are "I lost your key". It happens. It happens more often then you think.

It usually happens in one of two ways: 1) Another agent takes the key from the lock box to show the house, puts it in his/her pocket, shows more houses and forgets where that key in his pocket came from. 2) An agent fumbles the key taking it out of the lock box and there it goes... down the smallest crack in the deck or even a crack between the concrete steps.

It's not a good feeling for the listing agent either way (or any agent who has lost a key) because we know it was "your key", the key to the house, the key to your homes safety.

Most lock boxes that Realtors use are roomy enough to hold a key with a key fob on it (one, not like the mess on my daughters key pictured above) and that fob may well stop a key from slipping into a tight spot. If a home owner gives me a key without a fob I put one on it.

If your front door is like the one pictured above to the right with a deck it may be a good idea to place an indoor/outdoor mat at the front door. This will usually stop a key from falling threw the cracks (depending upon the bounce and fumble). Another obvious advantage to having a mat in front of your door is less tracking into your home. Frankly I've purchased more than one entry mat for my clients  when I've sensed potential disaster.

Now, as far as that other agent walking away with it... well it's not a bad idea to have a couple of extra keys made when you list your home.

I once had a fellow agent put the key in her purse and leave to the other side of town. Needless to say she had to come all the way back up and get that key back into the lock box.

At least she remembered where the key belonged Paula McDonald . I myself have had Buyers who wanted to see so many homes in one day it was hard to figure out where the key came from. I like to put a hint on the key tag so if it ends up in someones pocket they know where it belongs.

I have one last solution  that works with me,  for the past 5 years I have been a licensed Locksmith to handle all the emergencies that come up at any hours. I been convenient to say the least, and has put some petty cash in the pocket form time to time.

You are right about that.  I sure don't want to call a seller and tell them I've lost their keys.  Fortunately, I've never had to do so.

Thanks Alan May , even if another agent loses your clients key it's hard to tell the client that now there is an unaccounted for key to their front door roaming around town.

Bob: Wow, yes, the key, the bane of our life. Mine is not so much the key as it is the different lock boxes and how to get them open! Agents put the boxes in weird places and you have to pretzel yourself to get at them. The key itself? I just ALWAYS keep it in my hand, never put it down, never put it in my pocket, etc.

That makes sense Hella Mitschke Rothwell . The only trouble I've have had with lock boxes is in ND they freeze... no matter what the manufacture says (do you hear me Sentri-Lock?).

I always make an extra key. I tell my sellers it will stay locked in my office and I'll bring it to closing if it's not needed.

Great ideas, never thought to get extra keys made, before I was in the business went with Trudy to preview a house and the key went below the deck, guess who went crawling to get it...

We have a gated community near us where the guardon the gate gives you the key for the unit you are showing, one at a time, I once was given the wrong key, was told adamantly it was the right key when i went back when it did not work and it then broke in the lock, not a good feeling, to call the listing agent and relate that story. All ended well, no sale because we never did get in, but very frustrating.

One can pick up a mat at Menard's or Home Depot very reasonably and both the Seller and Buyer appreciate it Jill Sackler . I've considered branded mats but they are way to expensive.

Bob, as a newbie, I accidentally dropped the listing agents only key down the toilet as it flushed.  And she was the top agent in the whole entire city!  She was much kinder than she had to be and I always liked her because of it.

I always make sure the owner (if local) has a spare. If it is an out of town seller I make a copy. Stuff happens!

Oh, great post, Bob "RealMan" Timm!  I have crawled under decks before because the single key fell between the cracks as you mentioned they can!  It's not fun doing that in front of the clients but, sometimes that happens and putting a fob or key ring on the key will definitely prevent this!

Another variation is a showing Realtor jamming the lockbox shut so the only way to retrieve the key is with a crowbar.

Fortunately that has not yet happened to me Dave Halpern . Our MLS uses Sentrilock and I'm not aware of it being a problem.
