When we start working with Warren County home buyers one of the many things we need to understand are the buyer's needs. The true MUST HAVE items:
- Minimum number of bedrooms and baths
- Number of garage spaces
- Basement needed?
- Minimum size of lot?
- School district?
- Number of floors?
These type items are not items that can be readily changed after purchase and have a significant impact on whether a home meets your needs or not.
After that we're looking for the negotiable WANTS like:
- A fenced backyard
- Privacy
- Double vanity in the master
- Pool
- Community amenities
And the other thing we want to know is what to AVOID:
- No main roads?
- No corner lots?
- No power lines?
- Nothing near the front entrance of the subdivision?
Now sometimes there may be homes on the market (or available to build) that can meet every MUST HAVE and every WANT, but most likely there is going to be a need to make some compromises (we got EVERYTHING you wanted except that blue carpet???).
The easiest items to compromise on are the ones that can be readily changed after move in with some minor remodeling or by substituing a WANT for something else available (community amenties lacking? How about an annual membership to the local YMCA instead?).
We'll start with providing you the closest matches for your needs, and make adjustments in what we look for in your next home as we get to understand your needs better. And sometimes our buyers may totally shift away from the MUST HAVE to a home totally unlike what they wanted at the start. We once had a ranch condo only buyer purchase a three story townhome (and she LOVES it!).
