Are you in the market to buy or sell a home? If so, you may be wondering where on earth to begin. Some home buyers and sellers feel that without the help of a real estate agent, they may be able to get a ‘better deal.’  The percentage of successful for-sale-by-owners is in the single digits while, sellers who are successful, either leave money on the table or set themselves up for serious liability.

 

Most experienced agents have received that call from a buyer who opted to go it alone and wound up finding a major issue with their new home after Closing.  In fact, I received a call once from a homeowner who wound up in foreclosure because they used an “inspector” related to a seller and the issue wound up being so overwhelming and costly, the new owner had to let the home go back to the bank.  

 

It happens and no matter how many times you’ve bought and sold a home, rest assured, you haven’t bought or sold as many homes as a seasoned agent has in the past month alone.

#1: PAPERWORK - We Know the Paperwork

Do you love dealing with contracts, legal forms and other paperwork? If not, this alone might be reason to hire a real estate agent. We take care of all the necessary paperwork for your home purchase or sale.  Even if you've ever participated in a real estate transaction before, you know there's a LOT to deal with. and it changes at LEAST once each year in North Carolina.   

 

#2:  EXPERIENCE -  We Know What to Look For & How the Process Works

If you're buying or selling for the first time, you'll definitely want to contract a local real estate agent.  We know how to spot deficiencies in the property. Our experience allows us to see problems that you likely would not spot on your own. And we know what needs to be repaired and what can wait until later.  We know all of the moving parts - and there are a LOT of them!  

 

#3: NEGOTIATIONS - We Know How To Negotiate

Are you a strong negotiator?  If not, no worries - this is what we do and you’ll want to let your real estate agent take care of the negotiations - again, THIS IS WHAT WE DO.  The other party to the transaction will have an agent and without one of your own, you'll be up against a SKILLED negotiator.

 

#4:  PRICING - We Get The Best Price

Plain and simply, trying to buy or sell on your own, is going to cost you. If you’re selling, real estate agents use our in-depth local market knowledge to ensure that you get the highest possible price.  When buying a home, real estate agents are able to tap into market data to know the best price to bid on your dream home.

 

#5:  UNDERSTANDING OF CURRENT MARKET CONDITIONS - We KNOW the Market

We have daily access to local market trends that outsiders can't see - and that includes finding data on national real estate websites!   Because agents are working IN your market every single day, we KNOW the market.

 

Let's face it - our lifestyles are incredibly busy. Unless you're going to take a break from your life for a few months to deal with your real estate transaction, you really don't have the time.  We may make it look easy to you but, we are constantly working on our clients’ transactions.  We know the process and have the resources to get the job done - painlessly for you as well as allowing you to continue living your life without interruption.

Thank you so much for re-blogging this one, Gabe Sanders!  EVERYONE needs a real estate agent - even agents!!  My last Closing was an agent's house and 3 of my listings right now are other real estate agents' homes!  None of them work with me - they've just had cross-sales in the past with me and know that I'll take good care of them---more importantly, they KNOW that representing themselves is not smart!  It only opens us up for liability when we represent ourselves.
