The 80526 zip code for Fort Collins CO comprises the west central and southwest sections of the city, and contains established neighborhoods of existing homes, most built between 1950 and 2000, with a few newer neighborhoods, and some scattered commercial development.

Even with an ongoing shortage of homes on the market, homes sold strongly in the 80526 zip code area in 2016 - there were 466 sales, ranging in price from a low of $205,000 to a high of $830,000, with a median price of $345,000 and an average price of $370,965. Market performance was excellent, with an average days to offer of 17 and an average days on the market of 51. The sale price/list price ratio for these 466 homes was 101.0%, a clear sign of high buyer demand and a strong seller's market.

 

Inventory is at a seasonal low, and continues to be less than necessary to meet demand - there are currently only 21 homes on the market in the 80526 zip code, priced from a low of $310,000 to a high of $810,000. More homes can be expected to be offered for sale as we move into the busier spring market. There are another 33 homes under contract and waiting to close.
