Metro Detroit home selling tips - what do buyers really want?

As a Metro Detroit home seller you have a house that you want to sell and get a good price for.  Every seller really wants the same thing.  A home that you would like to get top dollar for.  The question is? Do you have the type of home that Metro Detroit home buyers are looking for?  It does not matter if the buyers are moving to Metro Detroit from out of state or just looking for their first home, they want updated move in ready homes.

In real estate we say there are three factors that determine the sale of the house.    The price, the condition, and the location.  So when I talk about whether you have the type of home that home buyers are looking for I'm not talking about the style of the house or even the location.  I am going to talk about what you can change. It's the condition of the home.  One of the three big factors on what sells a house.

Sure you could lower the price, but we are trying to get you top dollar.  Metro Detroit home buyers want updated homes and homes in good to excellent condition. It doesn't matter if it is a Oakland County waterfront property for sale or a home for sale in Livonia.  They are willing to pay top dollar to get one.  In fact I have seen some homes sell at prices over the market price just because the homes were updated and move in ready.  Today's home buyers are different from buyers from yesteryear.  The don't want the fixer upper that they can build sweat equity in.

They want the home that is move in ready.  They want the home that has been freshly painted.  They want the home with the hardwood floors redone or new carpet.  Metro Detroit home buyers love updated kitchens and bathrooms.

Why do Metro Detroit home buyers want updated homes?  There are several reasons I can think of.

  1. They do not have the money to do the updating after they move in.  They may be spending all of their money just to get into the house.  They may not have excess funds to do updates.
  2. They do not have the time to do the work.  Both of the buyers may have full time jobs.  They may be on overload already with work and kids.  So there may be no time to do updates.
  3. They may not have the skill set to do the work.  Years ago many of us worked jobs as teenagers that we picked up painting skills, and other handyman skills from jobs after school or in the summer.  Many of today's kids never had to work during high school.  So they missed out on some of the learning.  So they may not even know how to repair a light switch, or how to cut a piece of wood square.  

For these three reason Metro Detroit home buyer's preferences are for updated and move in ready homes.  They are willing to pay more money for them too.
