I was discussing the other day with a client about how there are so many moving parts to a home sale process, and any one of them could cause an issue that could delay or kill a deal. In particular, we were speaking about lenders.
For the second time in a week, lenders have delayed a deal for me. Neither of these lenders are on my go to list, nor will they ever be for that matter. I always ask a buyer if they have a lender to work with. Almost always, and no matter their ans\wer, I will discuss the pluses of using a lender that can get the job done. I offer several that I work with that offer outstanding service, but I cannot make the buyers use them.
So, twice this week we have been late because of lenders. The first had 45 days to make a simple conventional loan work, and still messed it up. The second one let paperwork sit in their office for a week, Assuming that someone else was handling it.
Now, before any loan officers bombard me with offers to help, please don't. I am really not in the mood to talk to you guys today. Lesson learned for both these buyers? Listen to your agent and at least speak to several loan officers before committing to one.
