I happened upon a Q&A discussion yesterday about whether an agent should put a listing on the market right before a major holiday, like Memorial Day. It astonished me to read the responses, although it shouldn't have. Some agents don't think much beyond signing a listing and plopping it into MLS. Sooner you slip that baby into MLS, the sooner it will sell, is their rationale, and that's as far as their thought processes move.

 

As is my nature, I propose a Realtor can be more strategic than that. You don't spend hours getting dressed up just to answer the door for UPS, do you? Elizabeth, I put a new listing on this past Thursday, and have had really good traffic over the last couple of days and some threats of offers.    They did not want to wait another week.

Kristin Johnston - REALTOR® I've yet to run into a seller in Sacramento lately who doesn't want to wait a couple of days to maximize exposure. But I suppose it could happen. I wouldn't rule it out. There are some sellers from time to time who say just dump this thing, get rid of it.

Joan Cox And this is why you are such a great agent in Denver and the person I send all my referrals to for Denver! You gave your sellers the choice and they made their own decision. Many agents would not offer a choice.

Timing is an important element of listing. Unfortunately, most agents only know, time is of the essence, even though most don't practice time is of the essence, especially when getting back to the other agent! 

Timing is very important!

Knowing when buyers are going to be out looking at houses is important when figuring out when to make a listing live. Avoiding a holiday weekend is a good idea if you think the buyers are going to be out of town or otherwise occupied with barbecues and events.

Oh my goodness.  You are SO right. I think about holidays, end of school, graduations, even what day of the week it is. Strategic planning is important! I like the sizzle a listing gets when it first hits the market. If it is Saturday at midnight and Monday is a holiday, I talk to the seller about it.  They get to make the decision but I consider giving good marketing advice as one of my job duties.

Chris Ann Cleland I don't know if Memorial Day Weekend is a big deal on the East Coast, but here in California, the 3 big summer holidays are: Memorial Day, 4th of July and Labor Day are all big no-nos for real estate. The phone lines go dead, nobody calls to look at homes, and open houses are funerals.

Mary McGuire Absolutely spot on. We are here to advise our sellers and not be lazy about it. Some agents would never discuss a strategic "on market" date with sellers, they dump it into MLS whenever it is ready. No discussion. No warning. No letting the seller ponder the pros and cons.

It's what I call the old "press hard, third copy is yours" mentality.

Elizabeth, glad you expanded on my Q&A question. In my case it was a no brainer. My new listing is in a big resort development which is humming this weekend with moneyed vacation rental people - who will be looking around to see what's for sale. So I decided to put it on the MLS yesterday, Friday.

Hi Elizabeth- this non-agent learned something!  It seems to me that a smart agent, like you, will know their local market.  If the number of buyers will be reduced over a holiday weekend, why not wait until you'll have more of an audience.

Kathy Streib Precisely, that's all I am saying. Obviously in a resort market like Hella M. Rothwell, Broker/Realtor® where buyers are milling about on Memorial Day, it's different. But here in Sacramento, all activity comes to a screeching halt.

Every listing has it's own special circumstances and it's important the agent representing the sellers has the sellers' best interest in mind. Timing is very important and whatever timing is best for that listing is what the agent should recommend.
