What type of house would you call this?

What is in a name you ask? Well it may depend what part of the country you come from, as to what you call a house. I have a relocation buyer from the Midwest. On their wish list is some names of homes we do not use. I could guess, but then when I included a ranch style home, they said, "no, they did not have cattle."

 

 

What type of homes you may find here in NH and what we call them:

 

This is a Ranch style home. Classic1 story living. 

 

 

 

The Split Level Home also called a Raised Ranch. 

 

This a Cape style home. Shown is an " A " frame cape. Also known as 1 1/2 stories. There is no dormer. Here when a cape has a full former in the rear, it is often labeled as 1 3/4 stories or a full dormered cape.  

 

 

This is called a New Englander in our area. Often noted as a home that is not quite a colonial and not a cape. They sit on a lot with the gable end facing the street where the lot is shorter on the street side and longer in depth. 

 

 

 

This is a CONTEMPORARY Style home. Most often a home that does not have the standard "boxiness" of a colonial/ It can have several ridge lines, open concept and a style to itself.  

 

 

 

Often when a buyer hires me to assist them in finding their dream home, I ask for a list of what they like and what they do not. That includes styles. With relocation's i like to take it a step further by sending listing sheets to get a feel of what styles they like, as the name of the homes, as you see, can differ.

 

 

This is why a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. Hi Scott... we call a ranch a ranch here, unless it's a patio home. And I've not heard a split level referred to as a raised ranch here, either. What you refer to as contemporary and Cape Cod are also not terms we use here for the style of homes depicted.

I would name the first one a Bungalow.  That is how we refer to them here... anything on one level is called Bungalow. Sometimes, if it is a very large one, we call it a Ranch Bungalow.  We also have typical two storirs, sidespiits, backsplits, and raised bungalows.

We do not really have a single family they call patio homes Nina Hollander. There is some newer condos the builder is marketing as patio condominiums, 1 story in a row. A cape codder or cape is very common, after all MA is our neighbor. Usually here a raised ranch has stairs to go down in rear and stairs that go up in front, split has stairs u and down in front

Great job explaining the style of homes in your area! This is very helpful. 

I am most familiar with the Ranch style and Contemporary and of course variations on the Southwest style and Spanish or Mediterranean style  homes.

We rarely see homes that you are most familiar with in your area.

I did have a seller list their home a couple of years back that was a Spanish ranch as they called it, you guessed it, directly from what they used to have when they lived in the Southwest and brought their plans here Sheri Sperry - MCNE®

Hi Scott - We're with you on ranch and contemporary. We call that syle of split level a bi-level (as opposed to a tri, 4- or 5-level). Your New Englander would be a 2-story, and the Cape would be a ranch or 2-story, depending. As for 1-1/2 story homes, we have that category, but there's no real agreement on what it is.

Scott, that is funny.  We don't have cattle.  Real estate is local. Some terms mean one thing in one area and something different somewhere else. Reading Dick Greenberg comment is a perfect illustration of my point.

In Northern VA we call the Split Level one you feature there, a Split Foyer.  But our Raised Rambler is truly just a rambler with a basement..no split entry.  So interesting the difference in how we describe things from region to region.

Well this is fun.  Your ranch is also a ranch on Long Island.  Your cape is a cape here as well.  However, your split level is what we would call a hi-ranch if there are a few steps up to the front door, and a split ranch if it is closer to ground level.  Your New Englander would be a colonial, although some agents might call it a Victorian since it is vintage.  Your contemporary would also be called a colonial here, although it could also be called a post-modern (a description I dislike because few people really know what that is).  

Here's a pictue of what a split-level would look like on Long Island although there are several different types of splits.
