This is a real estate market activity report for La Vina, a gated community in Altadena. In this report, I will share information regarding homes for sale, in escrow and sold in the first nine months of 2017. Additionally, I am including closed sales information for the same January through September period for the previous two years. Statistical information has been gathered from our local multiple listing service(mls) and may not include all transactions in the community.
Located just north of Pasadena against the San Gabriel Mountains, La Vina is a guard-gated community of homes which were built beginning in the late 1990s through the early 2000s in Altadena. Altadena is an unincorporated area(zip code 91001) within Los Angeles County.
La Vina offers a rare opportunity to own a relatively newer home in a planned community of single-family homes with one or multi-story floor plans. They range in size from approximately 2100 to over 5000 square feet reflecting California’s architectural roots of Spanish, Mediterranean and Craftsman designs.
There are nicely landscaped common area grounds as well as open space with adjacent hiking trails. A community recreation center, pool, spa and playground enhances the appeal of the neighborhood.
There are currently four La Vina homes for sale ranging in price from $1,200,000 to $2,400,000. There are four homes in escrow. In the first nine months of 2017, there have been twelve mls-reported closed sales ranging from $1,099,000 to $2,090,000 with an average sales price of $1,391,304(median sales price $1,343,325). One-half of the sales have sold at or above last list price for an average 97.55% in the period. The price per square foot was $383.56 on average.
From January through September 2016, there were eight closed transactions reported. These sales range from $1,017,500 to $1,465,000 with an average and median sales price of $1,377,500. They sold at 98.31% of last list price and for $384.87 per square foot on average.
There were 16 closed sales according to our mls records in the first nine months of 2015. These sales ranged from $930,000 to $1,575,000 with an average price of $1,256,231(median $1,300,000). They sold at 99.37% of last list price and for $375.94 per square foot on average.
Prices will vary based on a number of factors too numerous to mention here but include size, condition, updates(or lack thereof) and location within the community. Remember when looking at a report such as this the mix in sales will have an impact on the overall statistics.
