It was a fairly busy week for condos with three new escrows and three closings. Our condo market seems to be maintaining momentum while homes have lagged behind. As of today, Sunday, there are forty six condos listed for sale, ranging in price from $319K for a leasehold property up to $2.299M. Yes, there is something for everyone. Here is your condo update:

New Listings:

For a second week, it looks like a lot of new listings but it is simply a change from one brokerage to another. Kaiulani 70, 46, 42, and 34 were all moved to a new brokerage.

Purchased in 9/08 for $1.7M, Kaiulani 24 is now listed for $1.295M. Cliffs 7201 is back on the market priced at $539K since selling for $655K in 8/05. It was listed before from 3/11 to 3/12 for $599K, from 1/14 to 1/15 for $530K, and finally from 4/15 to 7/17 starting at $525K and going down to $475K.

Alii Kai 14B came on the market showing as sold for $360K. The prior purchase was for $340K in 10/85K.

Contingent:

It only took one day for Cliffs 7201 to find a buyer while priced at $539K. The last sale was in 8/05 for $655K.

Pali Ke Kua 13 with a list price of $545K is in escrow. The most recent sale was for $425K in 3/13.

Nihilani 14B went into escrow while priced at $579K. The last sale was for $357,750 in 5/10.

Sales:

As noted in new listings, Alii Kai 14B came on the market showing as sold for $360K. Pali Ke Kua 12 came on the market showing as sold for the list price of $520K. The last sale was for $590K in 6/05. Plantation 1021 sold for $465K while listed for $479K. The seller paid $500K in 2/06 for this unit.

Price Changes:

Pali Ke Kua 108 is now $319K, down from $375K. This leasehold unit was purchased in 3/02 for $469K.

Plantation 121 reduced from $669K to $629K. The seller bought this condo in 3/15 for $605K.

Puu Poa 102 continued with it’s slow downward pricing with another $5K reduction to $1,215M.

Priced at $1.099M, short sale 3697 Albert found a buyer within 11 days. The sellers paid $1.065M for this home in 12/04.

Sales:

4104 Aloalii was priced at $1.150M and sold for $1.125M. The sellers purchased this home for $700K in 12/12.

4870 Victoria Look closed at $825K, which was $10K less than the list price. It last sold for $835K in 7/07.

3790 Kaweonui sold for $825K while listed for $849K. The prior sale was for $538,400 in 10/13.

Withdrawn:

Priced at $885K, 4060 Kaahumanu was withdrawn after 177 market days. The last sale was in 4/16 for $825K.
