How Real Estate Sales works now versus 35 years ago is all together different.

It doesn’t matter about 35 years ago because you were not doing this like I was in 1980.

2 Call everyone you know – I said CALL not text, not email, call and talk with them every four to six weeks.

4 Select an area of 500 to 2000 homes and do an EDDM mailing every two to three weeks. Don’t know what it is, check out the post office, ASK! Then do it.

5 Join a Toastmaster club this week, don’t miss meetings, and give a speech of 5 to 7 minutes at least once every three weeks ABOUT REAL ESTATE. I know this works my return on my investment is over 260%.

6 Tell everyone you meet what you do for a living. Know how to tell it, begin with asking for their help, don’t make it salesee, don’t beg for business, be yourself. Let me tell you what I mean by everyone, in the past 24 months I have represented either sellers or buyers by of nurses in hospitals, preachers, personal friends, Toastmaster members, people I met out in public.

7 Donate a couple hours of your time a week toward a church or charity, or nonprofit event. By casual conversation happen to let the people know what you do for a living.

10 Mail two hand written personal thank you notes two times a day five day a week to people who know you. Don’t know what to say? Thank them for being your friend.

11 Find the top 10 Realtors in your city as to their income. In other words, someone who earns over $500,000 a year, and I do not mean a team, an individual. ASK them for ideas of what to do that are not on this list. Take five of them to lunch and pick their brain. Don’t worry they will go if they are one of the top 10 in income. People in this bracket love helping others.

Don’t have the courage to do #11 That is the #1 reason why you need to join a Toastmaster club. Never heard of Toastmasters, there are 500,000 members worldwide. Example 220 clubs in Arizona.

12 Still do not know what to do? Go to the top of the page and read the list again until you can find interest, passion, desire, enthusiasm, or commitment to at least five ideas.

13 Don't pay anyone any money who contacts you to offer their services of marketing or advertising.
