LVE is...Winning a Client Over!
Being an agent, means being tested. Clients want to know that they are valued and will be treated with the utmost care as they plan to either sell a home or purchase a primary or second home.
Some of the most challenging transactions have been the most rewarding in my career. A most memorable one started out on shaky ground due to a less than favorable past experience with an agent.
Letting me know when first meeting, that he did not like 'you people' made me more determined to win him over. Though I knew it would not be an easy task, every step taken was carefully measured.
We viewed many homes that fit their search criteria, finally he and his wife decided to commit to writing an offer on a beautiful golf course home that would serve them well. Inspection was scheduled.
The home inspector showed up and found six inches of mud in the home's crawlspace. Water had found its lowest point and that was where it settled. The foundation was built on piers to allow movement.
Every time we walked through the home, new cracks in the drywall were evident. After discovering the water problem under the home was evident from the beginning, they asked my opinion.
I was able to contact the original owner, the city building department inspector and the original agent, getting answers. It was an REO so the bank had zero obligation to disclose known defects.
Based on all information compiled from all cooperating parties, I advised pulling the offer and continuing the home search. When my client saw all the work done on their behalf, he was impressed!
Not only did they find a home that backed up to a beautiful city park, the sales price offered instant equity. Since then, they have referred my services 6 times to their friends! We see each other often.
This is one of my favorite transactions because it turned into a true Client for Life scenario. It is impossible to undo damage cause by someone else so when challenged, I will dig my heels in to prove myself to clients. Doing my best means going beyond what is expected to gain positive results.
