Cincinnati patio homesI have a problem.  There just aren't enough Greater Cincinnati patio homes for sale on the market!

I've got a collection of buyers with specific needs, and not ONE patio home on the market that fits them.

Either the location is wrong, the price point isn't right, the patio home needs a basement or a loft, or the community just doesn't feel right!

So the net result is I'm tracking every patio home for sale in Greater Cincinnati and screening each new patio home that comes on the market to see which (if any) of my buyers is a good match.

For instance, I've got buyers interested in Hamilton Township's Crystal Cove in Village on the Green, Kings Mills' River's Edge, Lebanon's Countryside, Liberty Township's Four Bridges and of course Cincinnati's ONLY 55+ community Heritage At Miami Bluffs.  And that's just scratching the surface!

While I can't guarantee I've got a buyer today for your patio home, if you're even remotely thinking about selling, I'd love to chat with you to find out if your home is a match for a current patio home buyer I'm working with.  It could really be a win-win for all involved.  If I've got a match, we might be able to avoid the hassle of prepping your home for sale and the hassle of having lots of strangers coming through your home and hoping that ONE of them is the future owner of your home.

And if I don't have a buyer that's a match, all is good.  I may get a call later that will be a good match and I'll know about your interest in selling.

we have a serious lack of inventory here too.  It was in low price points, now it's pretty much across the board.  I'm our beating the streets for listings.  Good luck in some patio home folks wanting to move soon and being smart enough to call the local guru.

That's what I'm seeing.  I'm gathering a fair number of patio home buyers that want $250,000 and down, and that's a REALLY tight segment of our patio home market.  Literally less than 10 across the whole city to pick from.

It's a tough market for buyers.  Not so much multiple offers, but just a lack of homes to pick from.

It's a price point where an extra $50,000 in the budget can make a HUGE difference in selection.
