Fix-up for sale repairs to help sell your home fast

 

Once you decide to sell your home, you will probably need to make a few “fix-up for sale” repairs before putting it on the market. It takes just a little time and money to make your home look its best.

 

It is important that your home looks fresh and clean when listing it for sale. You can sometimes increase the value of your home by a considerable amount with these  basic renovations.

 

1. Paint - Paint is the fastest, cheapest and easiest way to brighten up a room and make it look fresh and clean. Keep the colors neutral and light and don't forget to make any needed repairs to ceilings and walls.

 

2. Flooring - Clean hardwood floors and tile (or have them professionally cleaned) or install new carpeting.  If you decide to install new flooring, stay with neutral colors and keep the materials within the price range of the home to maximize your investment.

 

3. Kitchen Improvements - If your kitchen is outdated with old appliances, now is a good time to consider upgrading your appliances to new ones.  The kitchen is often the main selling point of a home and fresh paint, new cabinets and appliances and countertops can make a big difference in the appeal and asking price of your home.  

 

 4. Bathroom Improvements – Outdated bathrooms can make a big difference in the price of your home and how quickly it sells. At a minimum, new fixtures and fresh paint can do a lot to help your home sell at a good price.

 

 5. Exterior - Curb appeal is important so fix any obvious exterior damage and add some finishing touches such as flowers.

 

Most of these improvements are relatively inexpensive when you compared their cost to the increased value they can give your home. Consult your REALTOR® for advice before starting any improvement to ensure that you will get maximum profit from your improvement investment.
