To borrow the Dirty Harry quote, "a man's got to know his limitations."

There are some aspects of my craft that I'm very good at performing.  You want someone who's got the Cincinnati patio home scene covered front and back and side to side, well you only need to make one call and that's to me.  I'm not trying to be cocky by any means, but I've spent years and a LOT of effort learning this particular type of home.  I've not found another agent publishing any significant amount of content regarding patio homes.  I'll find an agent here and there that publishes about one particular patio home community, but that's usually where it stops.  You want the full breadth of the topic, our blog and websites are going to be your go to source and I can almost guarantee any web search on the topic will lead you to us.

You want a "regular" home agent?  No problem.  Been there, done that, keep on doing that.  Before we developed our specialty in patio homes we only worked with regular homes. 

But there are other times I'm certainly not the right guy for the job.  I know my limitations.

You want an agent who works with investors?  That's not me.  But I can set you up with another agent in my office that DOES have that specialty.

Want an agent that knows downtown Cincinnati?  Again, that's not me.  While geographically that's within my area, I don't have the expertise to work with loft condos and the like that come with true urban life.  I'm suburbia and rural homes, but I know agents that can help with urban needs.

So I know my limitations, but am more than happy to make sure you get the right agent when you have a need outside my skill set.

Urban, suburban, single family, multi-family, vacant land, horse farms, foreclosures, probate property, bankruptcy property, divorce property, commercial property, and more. No one Realtor can specialize in all areas. As Liz and Bill Spear say, always hire an expert in their field.

Our market area is too vast to cover all those different varieties.  I'm capable of far more now than when I started in 2004, but still some things I won't learn or shouldn't learn (e.g. commercial).

Well said, Bill. You don't serve your clients well when you try and represent them in an area or type of product with which you are not familiar. You really have cornered the patio home market and are a valuable resource for those kinds of buyers and sellers.

I will sometimes get a client that wants ME even knowing the limitations (e.g. wanting a neighborhood I don't normally work).  If they have the knowledge to make up for that, we can still do it.  If not, I'll be looking for another agent to help them.

Knowing our limitations is essential so we can help our clients, or assist them in finding the right person who can. It's the appropriate thing to do, and buyers and seller will appreciate the honesty.

I like having a list of others I can refer to as needed.

I know I have to be smart about how I spend my time.  Showing a dozen houses to an investor who doesn't want to spend more than $70k takes me the same amount of time as working with a buyer that wants to look at $300k homes.  It's a straight up business calculation, and the output is such that for me personally as a dual job guy, I'd rather have the extra time to do other things vs. working the lowest end of our market.
