Don't give me a sales pitch - Give me the truth

Some sellers like to interview two or three agents. Some sellers choose just one agent and go with them. Earlier in the week I interviewed with a Manchester NH area Seller. In this case I was first agent in. I toured the home, asked lots of questions and let them know what their house was worth. What price they should ask and what price offers may come in at. I let them know how I would market their home and how much time it may take to sell. I also went over some things they should do to make the home show better. 

 

A day later I got a call they were going with a big company agent who told them their home was work much more than I did. I know the neighborhood well. I list and sell many homes in this area and know my values are spot on. It was obvious they inflated the value just to get the listing. I thanked them for the opportunity and left them knowing to call on me if they need any assistance in the future. 

 

Three days went by and that seller called me. They apologized non stop. They said that agent sent an assistant to have them sign the listing. That their many questions about marketing went un-answered. Then they spoke to their old neighbor whose home I sold earlier in the year. That person warned the seller about tricks of inflated values and told them how much they loved my communication and marketing. 

 

The seller is seeking a cancellation of the listing with the big company agent. They felt they were led astray. Let down and they knew it. The seller apologized and thanks me for saying it like is. Thanked me for the honesty. Lastly, they said they should have known when the other agent never asked them anything about the home.  They then realized they never signed the listing so no release was needed. 

 

The MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

Sellers can get bamboozled by many agents (small brokerages as well as big box companies) because they like the sound of making more money on their home and are greedy. Smart sellers have done their home work and know what their community market is like and will also choose the agent who has a proven track record and knows the market. If they don't..shame on them!

Ah yes, the real estate team shuffle - which team member will show up next, and are they all on the same page?  No thanks. I'd rather work with one competent agent - or a duo like Bernie and me. We are with clients each step of the way - not sure why people get dazzled by big companies and volume of sales. It means nothing - and overpricing a listing is just plan dumb.

Hi Scott,
I know agents who get the listing signed then the sellers never see them again.  Everything is handled by others who often don't know what the "other hand" is doing or has done.  Not an impressive way to do business in my opinion.

Hi Scott, unfortunately there will always be agents who will "buy" the business. Not sure it's necessarily cause and effect that one was a big company. I hang my license with a large company and it has nothing to do with how I approach sellers.  I prefer being the second or third agent in... by then the sellers do appreciate what I bring to the table.

Scott- this reminds me of a time when we were selling one of our homes. We interviewed an agent who inflated what the list price hoping we would do just that ...list with her because of the higher suggested LP.
