The best way to handle Real Estate Challenges and Obstacles...

By
Real Estate Agent with Berkshire Hathaway HomeServices California Properties 01238708

The better a Realtor handles Real Estate Challenges and Obstacles that surface in the way of a potential closing the happier everyone will be. The sellers clearly want to sell, and buyers want to buy. Now with that said, they are relying on their Realtors to find a satisfactory solution. The faster the solutions aka compromise is achieved the easier everyone feels about moving forward. This is critical that everyone finds the acceptable answer and fast.

Everyone’s expectations need to be managed for a mutually satisfactory solution. I find it frustrating when agents put their personal feelings, emotions into the mix and become part of the problem rather than part of the solution in the process of resolving challenges.

I would like to use the example of the Plastic Straw Controversy:  Have you heard about the elimination Plastic Straws? In case you have not been aware, Subway, McDonald’s, and Starbucks are in the process of eliminating straws from their everyday use. Their action is due to environmental concerns, such pollution in the ocean on the streets the list goes on and on. Evidently there have been a great many petitions that have been presented to these companies and they do not want to lose their customers and are making this move.

For every action there are consequences and unintended consequences too. To me it is so simple if there are unintended consequences that are not favorable come up with a compromise. Life is always full of compromises. Every successful Realtor understands this simple concept.

Getting back to my example the blanket elimination of straws will have adverse consequences for some people with disabilities. So instead of making it into an emotional charged argument, why not have a small inventory for those who will not be able to use a “sippy cup”? Can we not simply look at the pros and cons of an issue without making it emotional charged and turning it into a political statement?

So, my point is no need to get all worked up when faced with a problem, just look at the issues and solve them!

Take the emotion out of real estate...not happening for many...agents need great listening skills and obectivity...and compassion...that is a biggy.

Morning Endre, I couldn't agree more.  To get there, people need to be open to listening to other points of view on an issue.  Have a great day!

Good morning Endre Barath, Jr.,

So glad to see your post featured! It's so annoying to me to see other agents become part of the problem! We are problem solovers! I hate drama and love working with other agents who are on the same page as me. My son is the same way. He once won a home for his clients in a multiple offer situation. He simply stated "I'm not into drama, my clients and I will make this a no hassle transaction." The listing agent said I know your reputation you are a professional and your clients have won the bidding war. Two other agents were known for their drama antics and it didn't work in their favor.

There's a delicate balance between making a blanket statement (i.e. banning straws) and then making exceptions and allowances for certain groups of people. Once you open the can of worms, it becomes unmanageable.

I started out in this business maintaining my will to only work 9-5, but quickly made exceptions for certain people at certain times and now I work 24/7. No matter where you draw the line, there are always exceptions.

Hi Endre Barath, Jr., not just in real estate but almost in every profession, we can find those who react with emotions fully charged. There's something else going on underneath, whatever that may be, just leave it at the door. When we react with emotions, the outcome isn't usually good. Well deserved feature!

Hi Endre

There usually are consequences of actions that are taken...sometimes good, sometimes not. It's cetrtainly best to think through those potential issues, including in our business, and not let emotions rule the decision making.

For some it's difficult to focus on the solution rather than the problem.  The solution to the straw debate, for example, could be to use PAPER straws.  In fact, I'm pretty sure that many of us will remember sipping milk out of small cartons at school through a paper straw.  You don't have to throw the baby out with the bathwater.

SOLUTIONS require defining the problem, and then moving on to the solution.  To use your straw example, the PROBLEM is the STRAW, not the USE of straws.  The plastic straws were said to be harming sea life.  Paper straws would disintegrate in a short time after being submerged in sea water.

For many people selling their home is very emotional...we as professionals need to keep our heads clear and stick to the business of real estate for our clients. Solve Problems not be part of the problem

the straw thing is just an example of how things are done these days  those who yell the loudest in groups get their way. no real thought about the consequences...

Plastic Bags are now being replaced with paper bags...remember when we replaced paper bags with plastic to save the  TREES? we have come full circle on that one... are trees no longer important? Has the rain forest fully recovered and we can cut it down again?

There is always a way to figure out how to do something (when cool heads prevail). In our deals, it's us to up to keep everything as simple and smooth for our clients, so we are the ones who have to figure out solutions. In society as well, there should be ways to resolve these my-way-or-the-highway things.

Regarding straws, some people need them, so since the plastic is the issue (and not the actual straw), we should be coming up with another material to use. Same with the plastic/paper/cloth bag dilemma.

Good post!

When emotions rule thought, clear thinking is hindered.

Blanket statements often open up a situation that is detrimental to another.

Thanks for sharing your thoughts.

Another simple solution is for people with disabilities to buy their own reusable straw.  They are sturdy, dishwasher safe and easy to stow!  I so appreciate your post.  Resolving issues where everyone wins is a "win win!"
