Keep Calm, We Got This!

A fine line to be walkedBuying and selling a home has its moments when there's the potential for everything to go thermonuclear. 

A misunderstanding about what is or should be. 

A perception issue due to a miscommunication. 

A big defect with the home found during inspections. 

If not handled carefully, BOOM goes the deal.  And the shame of it is that in MOST cases it didn't need to go sideways if the right parties just kept their cool.

This is when a good agent earns their paycheck and a not so good agent throws gasoline on a freshly lit match.

We've had deals that could have easily blown up, but if you've got professional, competent agents on both sides of the transaction there's usually a path that can be found that still gets everyone what they want.

Years ago we helped buyers find the perfect home.  Some nice updates, way more land and privacy than would be normal for the area, an outbuilding where Mr. Buyer could keep his landscaping business equipment.  A good price, and convenient to the local interstate.  This one was THE ONE.

But then the home inspector found "a mold-like substance" in the attic.  And we're not much talking a small spot, it was seriously extensive.  It would have been VERY easy for the buyers to freak out and leave the purchase, and based on the contract they'd have been more than justified in doing so.

But all parties involved stayed calm because they STILL wanted to complete the sale.

A professional mold mitigation company came in and tested.  Yep, that "mold-like" stuff wasn't just like, it was.

And again, with this confirmation it would have been easy to leave the deal.  But still, everyone remained calm.

A quote was worked up for the mitigation.  ALL the insulation would have to be removed and replaced, the wood cleaned and sealed, this was going to take days and it wasn't going to be cheap.

The buyers were reasonable and were willing to split the costs with the sellers, and the contract was adjusted.  The mold was removed, the mitigation company retested and provided the "all clear".

The sale completed and it's years later and the buyers still love their home.

Now the moral of this is any one of the parties could have made things ugly.  The wrong word or attitude from agents on either side could have fired up everyone.  The buyers making a demand of the sellers that couldn't be met.  The sellers refusing to cooperate.  ANY of that happens and it's no deal.

But that's NOT what happened.

Bliz, staying calm and working toward a solution that benefits everyone is always the best. I've had similar ones (first pest inpector missed about $7,000 worth of damage) but buyer loved the house, seller wanted to sell, they split the difference and all was good. Working with instead of against the other party is what I always strive to do.

Lottie, My philosophy exactly.  We want the same thing, the exchange of the home for a set fee, so what do we need to do to get there?  And being antagonistic doesn't help get us there.
