Seven Money Making Points To Incorporate Into Your Open Houses

The reason for this post, is because I like to see people win. I like to win. I like for my friends and family to win. I like to see agents who sell one house a year sell five. The agent who sells five a year sell 12. You say WHY? I don’t know maybe I am just a positive thinking guy who wants everyone to win.

Over the past few weeks I have attended open houses just to keep familiar with the market and have talked with real estate agents.

A good size percentage of agents do not get it. When it comes to open houses.

FIRST You are holding an open house to get buyers, not to sell that listing. That is the truth. Those are the FACTS.

Sometimes a person will walk in and like the house, and then go get THEIR AGENT to write the offer and represent them.

Don’t be concerned to hold your OWN LISTING OPEN.

Unless it meets the following criteria:

1 A person coming to the open house does not have to make more than two turns off a busy street to get there. When they have to drive ½ mile they loose interest and go somewhere else.

2 You do not need 23 open house signs to attract an interested buyer.

3 Turn all lights on in every room. Turn them off when you leave

4 Ask agents in your office if you can hold their listing open if it meets the standards we are talking about here.

5 Search the MLS on Friday to find a home that meets these standards and call less than five agents you will find someone who will say: yes, you can hold my listing open.

6 Be courteous and call that listing agent with feedback, and number of parties that came through. You will build a relationship with that agent and be able to hold that one or other listings open in the future.

7 Not everyone is a buyer who walks in, know what to say in the beginning. Hi, I am Dan, and you are________? Welcome to your new home. What brings you in? You will be able to separate them immediately, if they are the neighbor next door or a Realtor. Be nice but watching for the next person to come in the door who wants to buy.
