1  Organize things in your home clean, and do a walk through slowly of every room, to see if you can find something that needs cleaning or moving out to the garage.

Take a real close look outside, make sure no tree limbs are touching the roof, clean the patio, look at the patio furniture.

Take all magnets off the refrigerator. 30 years ago, I was showing a home and caught my buyer looking at kids pictures on the refrigerator, I tapped her on the shoulder, and said: "remember we are here to look at the house." She jumped, and said: "oh." She was in a daze, she got off track.

When there are showings turn ALL the lights on and GET OUT OF THE WAY! You have no idea of what the buyer likes and does not like, you are paying your agent to sell your home, let them do their job.

You may like dry they may like wet. You may like riding bicycles. They may own motorycles. You may eat healthy and they may not.

I know you can be tempted but do not do it! It could cost you a buyer who would pay $3,000 more than the next interested party. 

Beleive me I know what I am talking about somewhat My first sale was in 1978 there have  been almost 1,000 since.

2  Be sure your agent, gets feed back for you from every showing! Even if he has to call the buyers agent 3 times. Most paople avoid answering phones or returning calls nowadays,  except for me and a small few.

I have sold homes because of just that! EXAMPLE: buyer doesn't like red room, blue room and yellow room.

I simply asked: if the rooms were painted in the color you wanted would you buy the home? The buyer said "yes" I said let's put that in the offer we write, DONE   SOLD!

3  If you cannot leave the home during a showing, get out on the patio, or in the yard, away from the buyers and their agent, and ignore them.

If they have questions the agent will come get you.
