3 Ways of Improving Your Offer When There Are Multiple Offers or Not

You should keep in mind, when you call the listing agent.

And ask if there are any offers, and they say: no.

By the time you get your offer prepared and are getting it to the listing agent.

There could be another offer.

Even if you do not anticipate or if there never are other offers, this works substantially well.

Earnest money: Double or triple the earnest money, from what you are accustom to.

We used to have $1000. Earnest money in 1979!

Should the buyer choose to cancel during the inspection period they get their earnest money back.

Inspection period: What is wrong with three to five days?

If the buyer is only ordering a home inspection only.

After all you check in advance with the inspector the buyer is choosing as you prepare the offer.

They will be out within 48 hours.

Your buyer can decide if they want to ask for repairs now versus three days later.

Time of Close of Escrow: Why not a close of escrow date in less than nine days if it is a cash offer?

And less than 22 days if it is a financed offer?

You question 22 days? You may want to find a different lender.

However find out first is a quick closing is what the seller wants.

There are a few more ideas I could discuss.

These three changes can help you look better in the listing agent’s and sellers’ eyes.

How about a couple extra ones?

Have buyer pay for home warranty instead of seller.

If they don’t want to, lower the offer by $1,000. And explain it to your buyer.

One last point.

Why can’t the listing agent present the offer within one to four hours? We did this in the 1980’s.

And we didn’t have computers, cell phones, text messaging, and email.

It is always amusing to me when an agent, puts in the private remarks:

Seller out of town or state, please allow extra time.

We older folks, remember when we used to PAY to make a long distant call.
