How many reasons can you name that this home did NOT sell?

You may have heard me say when a home does not sell, there can be blame thrown all around. As I write this on Valentine's Dy, here is a story about a brokern heart. This  Manchester NH area Home has not sold. SO how many reasons can the seller give that it has not sold? 

 

1. The home has not sold because the real estate sign is crooked.

2. The home has not sold because there is something on the bathroom sink you can see in your MLS pictures. 

3. The home has not sold because you wont count the finished basement as square footage. 

4. The home has not sold because the rug is crooked you can see in your MLS pictures. 

5. The home has not sold because there are things on the table you can see in your MLS pictures. 

6. The home has not sold because you have snow in your MLS pictures.  (It is winter)

7. The home has not sold because there are personal pictures on the wall you can see in your MLS pictures. 

8. The home has not sold because your wording is all wrong. Do not write about the features of the home, write about how I redid the home myself into what it is today.

9. The home has not sold because there is clothes/blankets on the bed in your MLS  pictures.

10. The home has not sold because Zillow has my home valued $30,000 less than I am asking for it.

 

Yes these are real. Sad but true. Excuse after excuse. This is when I need to stand up on my soapbox and say. NONE OF THESE REASONS ARE WHY THE HOME HAS NOT SOLD ------THE HOME HAS NOT SOLD BECAUSE IT IS OVER PRICED!!! Not just over priced, but way over priced by $30,000.  The hard truth is buyers avoid over priced homes. 

 

It is rare that a seller will want to micro manage a home sale. Most sellers work with their listing agent and not against them. The seller prepares the home for the photo shoot and then pictures are taken. Anything the seller does not want in a picture should be removed prior to selling. A seller should put their trust in their agent to write the wroding used in manager. Include the pictures tht show the home in the greatest light. AND price the home where it should be from the start.

 

 

The moral of the story is that there is a recipe for a home to sell qiuck. Work with your agent not against them. Price your home correctly and let your agent market the home to attract offers.

 

That every Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.

It did not sell Barbara Todaro and will never sell at that price. The seller still has not realized that.

Well Nina Hollander they had every excuse in the book and then some why it was my fault over the home being over priced. It was the first time since about 14 years ago, since i faced a seller like this.

Well Wayne Martin I faced all of these from 1 seller. AND no, i am not selling th ehome any longer. I can not be subject to such behavior, accusations and a lack of reality

The problem i had was they worked against me Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 . When listing we spoke about trying it at ahigher price and then reducing to where it should be if there were no offers. However it boldened them to stick their ground. One issue was not accepting a finished basement is not square footage when comparing homes that did sell.

How frustrating! So the real estate sign being crooked is why it didn't sell! And your pictures actually showed the condition of the house as prepared (gasp!). There are a handful of homes in my area that have been on the market between 1-2 years. Price hasn't been adjusted at ALL on most of them. I guess they don't want to sell.

Sellers should really pay attention to their real estate professional's advice!

I sure wish they would Kat Palmiotti. It has been a long time since i was put under this much stress to want to release someone.  For me it us natural to want to solve issues to get a home sold, bt when a seller works against you, it is impossible to sell it
