Depending on the local real estate market, prices, property taxes, and several other items selling a home in New York, California, or Arizona can have a huge difference.

Just last week two homes a little over $1,000,000 I showed to a buyer, both had been on the market three or more times and for a total of over 500 days.

Oh by the way, one of these two homes I believe was the nicest I have been in in the past 39 years.

So it was not a situation of locatiion whatsoever.

Most of the time, this problem, and it is a problem, don't you agree?

The problem is lack of knowledge of the real estate agent.

Like night and day are different, having someone marketing you home who does now know where and how to market it, or how to price it accurately can cause large amounts of stress, and cost thousands of dollars. 

You asking more questions than the agent does, and knowing what to ask, and what to listen for in answers is how a listing appointment should be conducted.

And watch the body language, and listen to the toneality of the agent as the answers are given to you.
